Chilli Hot Chocolate INGREDIENTS 750ML SKIMMED MILK 2 RED CHILLIES, HALVED

AND DESEEDED 1 CINNAMON STICK 100G DARK CHOCOLATE, GRATED 25G DEMERARA SUGAR Place the milk in a saucepan with the cinnamon stick and chillies. Carefully bring to a very gentle simmer for one minute. A one-on-one in my business is not too different from a oneon-one in any other. It’s a chance for two parties to get together to review progress, address issues if they exist (and they always do) and spend meaningful time trying to move mutual interests ahead. It sounds straightforward and practical, and for most it might almost be a boxticking exercise but to my mind that would be an error. Recently I held a training course in Auckland for a large team of managers who had within their job descriptions the requirement to take one-on-ones. They were all well-heeled and wellintentioned, but they had got stuck in the process: the mundane act of putting function and detail ahead of creative inspiration and the simple human qualities of connection and

recognition. Their sessions had become matter-of-fact and rigid, and included more minutiae than magic. The room itself was a 60/40 mix in favour of men and it’s fair to say the methods I proceeded to share – as well as the basics I adhere to – were different to many of theirs. I use the word ‘different’ in a gentle and general way because although there are no strictly right and wrong approaches, there’s certainly a difference when it comes to effectiveness and results. Here’s some of what I had to share. My governing philosophy is very simple and comprises three core actions:

1) To Connect, because connection is the very essence of effective communication; 2) To Recognise, and I’d prefer to use this portion of a session to recognise the good stuff whilst never forgetting or ignoring the not-so-good;

3) To Challenge, I work with elite performers and without the belief that everyone can get better it would be easy to just let things be. But, history has taught me that everyone rises to a challenge, especially if it has benefits beyond the merely financial. All of us can be better people. I’m constantly trying to be a better coach, mentor, leader, mum, wife and friend, as are many of the people I work with one on one. It’s such a busy playing field when you’re driven by excellence, but at least that’s an easier target than perfection. In addition to my core principles are the elements of Preparation and Surprise, and the desire to simply Be Brave. With that in mind I’d ask anyone who is being coached to do their best and, to business coaches and mentors, walk your own talk. Research, innovate, measure and see how what you have to say matters. Hopefully it does.

WE WOULD LIKE TO SHARE SOME SIMPLE PRESENTATION TIPS FOR PREPARING YOUR HOME FOR SALE. FIRST IMPRESSIONS REALLY DO COUNT AND IT IS THE LITTLE THINGS THAT MAKE THE BIGGEST IMPACT.

Style to impress • Once clutter free, consider using a home stylist or home staging service. Home stylists will take a look at your space, and then loan you the furniture which is the size and style best suited for your home, which will make a space look bigger, comfortable and liveable • Speak with your sales consultant who can help you organise a staging service.

• Remove bikes, tools, and any clutter

• A general spring clean will freshen the look and the air

• Keep lawns mowed, paths edged, hedges trimmed and gardens weeded

• Turn on sufficient lights when showings are being held to compensate for any dark areas

• Use odour neutralisers to dispel cigarette or animal smells. The delicious aroma

but avoid overpowering scents • Turn the radio or TV off, maybe in favour of restful music • Make sure the temperature inside is comfortable – even light the fire in winter – It’s the little things that count • Attend to any small maintenance jobs such as sticking doors or windows, dripping taps, squeaking hinges, loose door handles, blown light bulbs or faulty switches

Create a feeling of spaciousness

• Having the exterior washed and windows cleaned can make an enormous difference • Paint or wash fences, gates, screens, steps and the front door • Ensure your pets are secured so that they won’t pose a threat or annoy visitors • Outside lighting is a must for evening inspections

Positive first impressions • Your front door and entranceway are areas that can make a powerful first impression • A newly decorated front entrance with attractive topiary shrubs either side can be effective • Position an attractive plant or piece of art to add that final touch

of brewing coffee or freshly baked bread will convey the impression that you enjoy your property • Place freshly cut flowers throughout your property •

Interesting knick-knacks, books or artwork in feature areas around your property can encourage visitors to linger

• Ensure your kitchen is spotless, the working areas are uncluttered with tidy cupboards and pantry • Make sure closets are tidy – they’ll look larger • Mirrors in smaller rooms can convey the feeling of more space • To enlarge room size appearance, perhaps look at moving some furniture and ornaments into storage
