Vivienda y Sostenibilidad en España

Vol.1: unifamiliar, “Casa Lubillo-Fisac”, Ed. Gustavo Gili, Barcelona, 2007, pp.108-113. Solanas, Toni.

The Ants’ House is formally conceived considering the surrounding environment and its location on a large plot in the Manzanares Park, immersed in the mountains near Madrid. The house is meant to dominate the vast natural world which lies beyond its entrance. Its shape is designed by nature. Its location, on the southern slope of the mountains, gives the house favourable climatic and environmental features. The house is a two level building with a concrete staircase located in a central position. The ground floor, which adapts to the sloped ground through a wide ramp, is a large open space which has different functions: a reading zone, a fireplace, a socialising area, an outward view towards the patio, a service area which comprises the kitchen, as well as the laundry, storage and facilities. This single space extends as far as the South Terrace, it borders with the swimming pool and a large almond tree, and eventually ends under the span of a concrete slab, in a covered outdoor dining area. The first floor, built over part of the lower one, hosts a guestroom in the cantilever over the outdoor dining area, a bedroom for the children with a large playroom, and the master bedroom with a mezzanine which creates a canopy over the bed and provides a view over the Northern mountains.

The main project idea is to search for the absolute suppression of finishing material, both inside and outside the house. Finishing, in a broad sense, denounces a type of construction that wants to be hidden, either by its extreme poverty or its vivid indignity. The integration of building materials supplying the structural work and, simultaneously, the capacity of manifesting themselves as finishing materials, denotes the contemporary terms we were interested in, underlining the constructive discourse of assembly and industrialization. The volume of the house consists on a parallelepiped which has extracted a part, the courtyard, which is configured using the structure that will be used in the future to hang a swing or as a terrace, cover with awnings. The Patio with a fountain and a small pomegranate tree is treated as a space of transition, such as the window overturned to the raw garden that has maintained the strong natural presences the plot had in origin such as ashes and granite rocks. The openings show a duality of materials expressing a double construction system, whether they are fixed or casement.

The concept of garden may be found in the most diverse civilizations as the etymological origin of heaven, of paradise, and of a certain roof of the world as an environment for everyone. A good park is a unitary garden that sutures a carved-up and bereaved city to make it better. The intervention of the Parque del Salón de Isabel II (the Park of the Hall of Isabel II) thus seeks to represent a novel, renewed and active tradition for a progressively better city: seventh heaven. The challenge proposed for the Castilian city of Palencia was a matter of creating a common and unitary structure that could give rise to the most diverse forms without any of them losing their all-embracing “family atmosphere”. The public amenity complementary to the program has been conceived with the “air” of metal and the “earth” of wood to organize what pre-exists, according to new visual links: the open-air auditorium, kiosks, a children’s library, a summer terrace bar, toilets, information centres, a botanic footpath, etc. The internal unity is increased by the new longitudinal and transverse continuity of the paving of the avenues and paths and by the open roof of the pergolas that extends the current skyline of the existing wooded area. Architecture from landscape to small urban furniture.

Our proposal for the new civic centre in Gumpoldskirchen is located in a horizontal plot, where the complete space is big enough to assume both edification and a spared public area. The aim of the project is designing a new place for everybody, connecting indoors and outdoors, open public space and closed public space together, and also creating a fluid space among streets, the square, the park and the surrounding buildings. The new building becomes a symbol whose meaning is the common life for the citizens. A simple idea and a simple construction leads to a simple way of use, a simple comprehension and clear reduction of budget in both construction and maintenance. Concerning to the volumen we try to preserve the largest part of the plot for a public purpose. Furthermore compacity is also another “must” of the idea, which makes the concept getting a better level of energy efficiency and form factor. The austerity of the volume from the outside gets balance with inner space, through transparence and flow between the different activities. Empty spaces, inner courtyards… are used for both view connections and also tools of climatic control (ventilation, isolation…)

A great neighbourhood, a referent of social housing of 20th century, enriched with large public space and green areas...what does it need? For us it needs REVITALISATION in 3 different ways: 1. Accesibility, becomes something real through out several devices, such as parking lots under markets, elevators on the fachades and paralel ramps to the existing staircases. 2. Reactivation and refreshment, taking two main markets as two new poles of attraction which create a relation and join the space in-between, as a new bigger scale public square, with no traffic and activities in each of those poles: commercial area and culture area begin to change the current use of the space. Furthermore different buildings are proposed to get a new character in the future. The third market will become a sport centre; the health centre will renovate into a retirement home and open space between housing blocks will be qualified with urban gardens, sport fields and playpens. 3. Energetic improvement by setting draining ground and new green areas, using new isolation system of fachades (extra layer made of brick) and roofs(solar panels) and turning south and west-fachades into greenhouse verandas.

The proposed configuration in the design of public space is a system that, based on the green spaces of the three internal courtyards, coordinates the four component parts: green areas, traffic and parking, pedestrian routes and new public services, building a new public image. The road traffic and parking system constitutes an important part of the intervention for the reconfiguration of the public space. The main challenge is to integrate and harmonize the strong presence of vehicles in the dimension of space-pedestrian street, combining it with the position of the ramps to the garage which now conditions the use of the free space. Pedestrian connections system is constituted by three related items: the bike lane, the athletics track and the cross connections. The three buildings created to incorporate new uses to the neighborhood are designed. Two circular buildings hosting local order services and a third building proposed as a sports facility capable of transcending the neighborhood. New housing on the penthouse floor of the buildings is designed with two compositional types that aspire to interpret, in a contemporary way, social housing ensuring the new inhabitants of Tiburtino III the enjoyment of a private outdoor space. The first type is based on a luminous corridor. On the terrace of the tallest buildings in the outer perimeter of the existing parts and in contact with the preexisting buildings we propose an introspective housing with different environments protected from the outside by a large terrace. The second type is based on the Roman impluvium. Housing provided in the top of the buildings of the inner ring, are design by adding all the spaces around to a private outdoor space, from which you can access to the apartment. On the contrary, new housing in ground floor are based on the arcaded spaces. The project consists on a wet band that compacts bathrooms and kitchens, located in the center of the plant, leaving the rooms facing a private terrace that gives continuity to the public green spaces.

Urban morphology is the result of the combination of two areas. The historic town of small scale with a very fragmented residential fabric, outdated and obsolete, and the new town from the early last century with larger and higher containers which also show today signs of deterioration. The preliminary design attempts to heal the fracture between the two city areas that remain unconnected. On one hand, offering with the market a well looking facade, with reduced height and fragmented elements which interact well with the residential urban scene. On the other, establishing a new dialogue by searching the skies of the city and looking, respectful and attentive, above the roofs. Thus, the new market develops vertically upwards from where it is projected to the city housed inside a piece of great volume and supermarket. The result is a novel, evocative and contemporary space where the market acts as a lobby of the medium surface. At the same time, other services reach an upper location: the pool rises over meager pillars covering a part of the square cleared but cover, Ágora for urban relations. All uses are related along a green space which unfolds upwards, a ramp that embraces all the parts and develops as a spiral that wraps the building and projected it into the city. The preliminary design proposes not only public space on the street level, but that public space, where citizens relations take place, expands vertically up to the sky. A project where the square is constituted by an empty space that expands with the conjunction of connections and where the street is complemented by simultaneous distributions and alternate routes, and expands through vertical communications.

This project is part of an overall modernization urban plan “Chamartín Market”, one of the most important of Madrid. In the same way when it comes to value an object you framed or wrapped it with cellophane in order to emphasize its high quality, we propose an external intervention on the building, as a wrapper that allows to dignify the image of the market. The project not only improves the image of the market by adding a new facade to the preexistence but extends to the cover and the immediate urban environment. The chosen solution consists in a second skin separated from the current facade of translucent material. The cover, which is held in a second phase, is proposed as an area of high landscape quality. As for the main entrance, the lobby was remodeled to provide a wider space before the stairs creating the possibility to incorporate a new lift that links the two commercial plants with the entrance hall.

Project 2013 The aim of the project consists in the readjustment of the office building located in Serrano nº 90, in the District of Salamanca, Madrid. The rehabilitation emphasizes the contemporary image of an open office achieved in 2003. The project maintains the use of glass as a fundamental material in coatings to exploit its lighting effects, transparency and reflection. Double glazed and painted glass, some of them opalescent, treated to the acid or screen-printed are combined with fine materials such as stainless steel or wood. The image multiplies and the space expands. Office plants become bright and diaphanous with carpeted floors and wooden ceilings, only interrupted by glass pillars. The whole rehabilitation is designed with the utmost respect for the urban environment, taking full advantage of the benefits of alternative energy sources and choosing environmentally friendly material. Definitely it is a condensate project, which combines innovation, creativity, requirement in detail and respect for the environment.

The manufacturing process is divided into two distinct activities: the manufacture-packaging and storage. The volumetric scheme corresponds to the same duality, so the project has two different activity areas connected by a new volume between the other two, which houses the changing rooms, the laboratories and the connecting elements between these two areas. The silhouette of the manufacturing area responds to the specific needs of the machinery. However, the packaging and store area is contained in a clean volume that acts as an advertising icon for the customer. This will open a big gap of 54 m long to allow visual connection with the outside. The access ramp crosses the factory throughout its length. The truss structure also allows skylights to illuminate with daylight the interior of the whole factory. The duality between the two volumes mentioned is highlighted in the lining by the way of placing the sandwich panels (Perfrisa silver-metallic lacquered). In the manufacturing area the panels are placed vertically with a maximum length of 14 m, searching the embodiment of minimum horizontal joints and achieving greater simplicity of installation, considering the maximum height of the volume. However, in the packaging and storage area, with less height, the same panels are arranged horizontally. All volumes attached to this factory that for some operative reason excel from the two main buildings are highlighted in red to emphasize its character as foreign as to be easily reached, mostly because they are loading docks. All the metallic elements such as stairs and emergency access or railings are also featured in the same red color in order to create a strong and unified brand image.

Inside the factory of soluble products PROSOL SA who built our firm in 1999 in Venta de Baños, Palencia, we incorporate a new building to house the Principal offices. Following the premises of the existing project that valued the main trading floor as a meeting point where converge all circulations of the factory, the building is designed in the southeast corner of the plot. It is a small two floor office building in which new criteria of flexibility and natural lighting are experienced by introducing courtyards as new partition elements. Against the traditional solution of using aluminum partition we use this separating light walls in order to isolate the most private areas, while natural light reaches the lower plants in a building partially closed, turning this operation into the main idea of the project. Two small service bands alternately occupy the sides of the plants, releasing the rest of the office area to dispatch different privacy degrees surfaces and keeping the inner space with a strong longitudinal transparency idea. The project aims to solve the relation with the preexisting factory introducing materials already used in the main production volume: basically steel and glass.

The project considers the protection of a great historical character building although proposed using a contemporary image that express its new use as a representative building for the National Energy Center. The roof becomes the symbol identity of the new use; the new enclosure incorporates photovoltaic panels of thin wall that increase the sustainability of an old building structure, improving the ending of the building and its ability to adapt to new technologies with significant energy improvement. The top floor will house the noble hall for receptions and large meetings, so that users contemplate the center of Madrid from above with a new constructive, functional and energetic perspective and also enjoy the terrace. The Library, located at street level, recovers ancient library spaces with hanging mezzanine that contains a light shelving system that multiply the surface file. Under the mezzanine, as a glass roof, is the reading room and consultation between the bare walls inside. The courtyard, keeping form and structure, is removed as air shaft to become the central space of the head offices. Waves of the roof close the courtyard and light by means of vertical skylights slats built among photovoltaic panels and zinc.

The building proposed for Embajadores 52 was born with the vocation to become part of the urban scene of Lavapiés, a historical quarter of Madrid, but always from the parameters of modernity. A sober and simple construction but complex insists in not disappearing under the rapid market consumption. It´s volumetric adaptation to adjacent buildings matched perfectly with the urban scene without sacrificing the technological, functional and formal contemporarily. The interpretation of the old quarter, the traditional courtyard and the withered traditional Spanish gallery, becomes the leitmotiv of the project not only in the formal but in the social, constructive and edifying features. The building takes advantage of the existing courtyard and the gallery expanding it and opening it to the outside through holes in double height. The loggia takes control and leadership. On the double façade open to the courtyard, the privacy of the bedrooms is highlighted by the vacuum between the interior facade and the gallery. Double becomes quality: double facade, double cover, double height, double scale, double view, double ventilation, double sunlight, double lighting and double habitat in the duplex.

Urban wisdom, advancing with China

”A best practice of Urban Residence: Social Housing and its subsity system”, n.43, 2010, pp.40-45.

The project proposed for the outskirts of Fuenlabrada, near the Hospital, the University and the Metro (Underground), in a site that still preserves a certain rural character and where the urban plan encourages a closed-block development, aims to work at two complementary scales. On the one hand, the landscape scale, which is met with an abstract construction that keeps a continuous cornice line, the volume of which is sculpted by large gaps. On the other hand, the dwelling scale, approached through horizontal openings, of spacious and amiable dimensions. The chosen dwelling typology is the well-known and extremely efficient “double-orientation” or “open-ended” unit, with living-rooms that open onto the inner block courtyard while the bedrooms face the street outside. The large gaps opened in the volume allow a better natural illumination and therefore take care of the lighting of the strictly-dimensioned block courtyard. However, these spaces are also recreation areas in the adjoining dwellings, where the proposal, because of its dimension, hopes to transform the private terrace into a large green area.

The building is arranged in two parts forming an L which defines an open access to the avenue de la Plana, natural path from the town center. The access from the square serves to the government offices and to the dwellings, establishing a single point of control input. One volume contains the government offices, while the other volume, more complex, contains the dwellings. The two parts are connected by an outer communication core (lift and stairs), which serves to dwellings and to the government office as an alternative emergency core. The residential building turns its back to the square, looking south. Family housing is arranged in the lower floors in two rows separated by an open corridor access. Each house is organized in L generating a private courtyard which offers ventilation and views, facing southeast. The access to the high rise apartments is performed by an exterior corridor opened to the principal square. Above the row of apartments elevated by pilotis a double floor volume containing the rest of the apartments completes the building. This generates a large public outdoor space ideal for the residents.

In the new urban plan of Fuenlabrada, in the periphery of Madrid, we proposed housing heiress of the rural way of living, prior to urban, indebted to the peaceful relationship with the environment that has been lost in the city. In a gentle landscape, clear and green, housing is designed around a terrace (courtyard). This luminous outer space is placed in the main entrance of the building. The tower expands in width and compacts the housing volume to generate a large inner courtyard that structures the building in its full height, giving daylight to the housing service spaces and also becoming the main access to them. There are located on the ground floor small boxes of glass containing the portals and community spaces so that air flows between them and circulations could be generated in all directions, even across the courtyard through the gangway. The courtyard also reaches the basement in order to guide the neighbor to his home, considering the garage as the principal entrance in this peripheral city. The landscaped courtyard provides natural light and ventilation to the garage as well as a friendly welcome to the user.
