Vote Yes (or Speak Up) and I’ll Sit Down It’s appropriate that Greenbuild is in Washington D.C. this year as the American Revolution and the formation of our government has been on my mind quite a lot of late. Part of it has to do with my discovery of the program Turn on AMC; the other with a DVD a good friend brought up to his cabin during a summer fishing trip in the North Woods. The movie was 1776, a corny 1972 musical my friend threatened to make all his and my kids watch on the 4th of July. Since he was not so cruel, we actually decided to watch it one night while taking a break from our not-so-fruitful forays on the Michigamee River. The movie starred William Daniels, the arrogant doctor from St. Elsewhere, as John Adams, and as Jefferson, Ken Howard of The White Shadow— a goofy ’70s TV show about a Caucasian hoops coach in a black high school. Despite this questionable casting, Adams and Jefferson, along with Ben Franklin and George Washington, remain among my greatest heroes. In fact, I confess I’ve always strongly identified with the abrasive and quarrelsome Adams character in the musical, which opens with the second president fighting with the Continental Congress to approve a motion for U.S. independence. “Vote Yes!” implores Adams. “Sit down, John!” retorts the chorus. A few scenes later, when deciding who will write the Declaration, the Adams character sings another amusing ditty wherein he begs his fellow committeemen to take the lead, as everyone knows he’s “obnoxious and disliked.” The film reaches its peak when a frustrated Adams, to the seemingly empty Independence Hall, shouts “Does anybody care?” lamenting his fellow congressmen’s lack of vision. Not much has seemed to change 200-plus years later... Here in 2015, like Adams, I often hear the “sit down!” chorus when stumping for greater sustainability, and a need for greater cooperation and true integration of the design-construction process. And as I survey this battlefield, I find myself further upset over the divisiveness within the design community as to what is the proper course for sustainable design today. We seem to be breaking into camps focusing either on building performance or product eco-friendliness/transparency. In the film 1776, there’s a big showdown in Congress when the Declaration’s authors are forced to extract language prohibiting slavery in order to get the “yes” votes needed to pass the resolution for independence. In the current state of building design, it seems to me, the transparency camp is holding back the progress of the major goal of sustainability—frankly, achieving 2030 goals by significantly reducing carbon output

produced by the built environment—to force transparency upon the entire process. Don’t get me wrong—I’m all for making things more transparent, and certainly for better material management and recycling in the manufacturing process. And by no means am I trying to trivialize the issue of slavery. I only question if transparency is the most critical issue on the sustainability table. I have to say I fail to see its equality compared to the impact that better building design brings to the equation. To put it bluntly, how does knowing the composition of carpeting, paint or tile get us any closer to carbon reduction goals? It sure seems

“Why is there no national standard for certification? And which certification is best, or ‘right,’ for that matter?” that a lot of effort—and a lot of money—is pouring into this process that might be better spent on better glazing, or on R+D to develop products that will help take coal-burning plants—the real villain in this story—offline in the next 15 years. Mandates for transparency remind me of one of the root causes of the Revolution: taxation without representation. In a number of cases, building products manufacturers are being held over a barrel. Maybe that’s the new price of business when operating in a greener AEC world, because I challenge anyone who’s certified their products to show a financial return that justifies the heavy investment. If I were a manufacturer I’d be asking some questions: First, why is there no national standard for product certification? Talk about legalized privateering... and which one is best, or “right,” for that matter? This is something we at AP plan to explore in the coming months. It’s the focus of this issue’s Design Keys feature, and it will be the focus of a standalone special issue in the works. But this is a democracy, and I want to hear your take—indeed, I may just need to sit down. Please help us define the issue. In fact, like Adams, I ask: who among you will write this declaration? Will it be you?

When selecting a sustainable roof system, it is important to examine the environmental impact of the roofing materials themselves. One way to accomplish this is through a Life Cycle Assessment (LCA), which is a cradle-to-grave scientific evaluation of the ecological aspects and potential effects of a product, process or service. A study entitled “Life Cycle Inventory and Assessment of Low-Slope Roofing Systems in North America” examined EPDM, TPO, PVC and SBS modified bitumen roofing systems. The study held the service life constant at 15 years for all system types and used the U.S. Environmental Protection Agency’s (EPA) Tool for the Reduction and Assessment of Chemical and Other Environmental Impacts (TRACI) model to account for all inputs associated with the manufacture and installation of the different roofing systems. The study concluded that EPDM roof systems have the lowest global warming potential, smog impact and acid rain impact. Colleges and universities have a long history of leading by example with environmentally friendly building design. A wide variety of sustainable singleply roof systems are marketed to school and university buildings, each with their own specialized benefits. Reflective EPDM, TPO and PVC roofs can keep buildings cool and reduce air conditioning use in hot climates; roof gardens can mitigate stormwater issues; and dark-colored EPDM roofs are durable and can reduce heating costs in cool climates. However, ensuring the sustainability of an entire roof system is more complicated than simply selecting environmentally friendly roofing materials. The long-term performance of a roof is perhaps the most

important aspect of its sustainability. The most sustainable roof for any building is always one that is geographically appropriate, durable, and well-installed. Yet with so many roof systems and materials available, it can be difficult to know which to choose. Unfortunately, there is no simple answer. When selecting a sustainable roofing system, there are many factors to consider.
Geography and Climate Geography and climate both play big roles in determining which roof will work best for a specific building. There is no “one-size-fits-all” roofi ng system that provides equal energy-effi ciency benefits in all climates; the perfect roof for a warehouse in Florida isn’t necessarily ideal for a university building in Boston. In cities with long cooling seasons and short heating seasons, like Miami, reflective “cool” roofs can provide a net annual energy savings by reducing a building’s air conditioning use. But in cooler, northern, heating-dominated climates, the use of reflective roofs will likely incur a significant “heating penalty.” This can be very costly, as buildings’ heating costs in cool climates can be up to five times greater than their cooling costs. Tools like the U.S. Dept. of Energy’s DOE Roof Savings Calculator can help builders determine the most energy-efficient roof color for their building.
Energy-Efficient Design Principles To achieve long-term sustainability, it is important to follow sound design principles. Certain design and installation techniques can significantly

Thermal bridges provide heat with a path of lesser resistance through the insulation, and can reduce the roofing system’s R-value by 3%-8%. You can typically observe snow melting above fasteners and plates indicating where the building is “leaking” energy. Selecting a fully adhered roofing system, in which the insulation layers and membrane are set in adhesive, eliminates the thermal bridging of fasteners. Ballasted systems are also an excellent choice, since they use very few fasteners. Incorporate Air/Vapor Barriers Air and vapor barriers (AVBs)—along with the appropriate detailing—dramatically reduce air leakage into and out of the building envelope, which is one of the leading causes of energy waste in mechanically attached roofing systems. A study conducted by

In both warm and cool climates, the use of AVBs can enhance the performance of the building envelope, significantly reduce a building’s energy usage, and help guard against potential condensation issues. Minimize Thermal Bridging of Insulation Joints Continuous vertical joints through the full insulation thickness reduce thermal efficiency by up to 10% and provide a pathway for air to gain access to the cold underside surface of roofing membrane. Using multiple layers of insulation and staggering the joints reduces thermal loss. By determining the geographically appropriate roof color, selecting materials with low environmental impact, and eliminating thermal bridging losses, universities are teaching sustainability through example as well as instruction.

Since 1960, global water use has increased roughly 30% according to the organization IOP Science, which has instituted the Blue Water Sustainability Index to study overuse of surface water and groundwater resources world wide. By the end of this century, the group projects this number will increase another 10%. Considering these figures, the role of water conservation becomes fairly clear even at a building level.

Take Notice—and a Shorter Shower The good news is that programs like the U.S. Environmental Protection Agency’s WaterSense— which aims to bring a product’s water efficiency standard to at least 20% below EPA standards— continue to gain popularity. In fact, the EPA projects that if only one in every 10 U.S. households were to upgrade to a WaterSense-labeled fixture, 74 billion gallons of water and approximately $1.6 billion in utility bills could be saved annually. In California, perhaps the region of the United States most sensitive to water shortages, its CalGreen program mandates WaterSense for fixtures including a maximum flow rate requirement of 1.5 gallons per minute for bath faucets. Some manufactur1960 2010 ers are ahead of the curve in adapting products
to these measures. MGS has already adapted its Neoperl aerators to meet the next round of CalGreen standards, which will require a 1.2 gpm for bath faucets as of Jan. 2016. The same goes for Newport Brass, which is adjusting all its faucets to meet this incoming Title 20 flow rate requirement of 1.2 gpm. “Although there is not an applicable WaterSense standard relating to kitchen faucets, all our kitchen faucets meet the 1.8 gpm CalGreen flow rate requirement, which reflects an 18% efficiency advantage as compared to those meeting the current requirements of the Uniform Plumbing Code,” reports David Emmons, director of marketing, Brasstech, parent company for Newport Brass and Ginger, Santa Ana, Calif.

Gravity-Fed vs. Pressure-Assisted Toilets There are several different flushing options available for end-users, though gravity-fed toilets now represent the vast majority of the market in North America. “Flushing technology has advanced to the point where consumers can be assured of a clean, complete flush without having to use pressure-assisted toilets,” reports James Walsh, vice president, chinaware and commercial products, American Standard, New York. “Gravity-fed is quieter and generally preferred.” At the same time, Rob Zimmerman, marketing manager for sustainability for Kohler in Kohler, Wis., points out that pressure-assisted units—for example, Kohler’s Pressure Lite products, which use only one gallon of water—are great choices for applications that require powerful flushes. “While pressureassisted toilets are definitely noisier than gravity-fed, advances in the pressure tank, rim and bowl design have made them acceptable for residential and hospitality use.” Both gravity- and pressure-assisted-flush systems are siphonic, vs. washdown, toilets. Washdown toilets rely on water filling the bowl and pushing
waste through the trap, creating a siphon effect. Generally, the bowl walls are steep and extra cleaning may be required. “It’s fairly simple technology and is most common in regions outside North America, but the drawback is that bowl washing isn’t as effective,” he says. Siphonic systems are the most common in North America and do a very good job removing bulk waste, with washing, because all the water in the bowl is siphoned out. Essentially, the water enters the bowl from the rim through a jet at the drain opening and then the jet enables the bowl to quickly evacuate. Adapting their own take to toilet washing, American Standard recently released its new watersaving VorMax flushing system. In place of traditional tiny bowl rim holes, the technology delivers one powerful jet of water, capable of scrubbing the full bowl clean. Independently verified to clean two times better than conventional toilets, VorMax achieved the highest bulk removal score on the Maximum Performance (MaP) test, successfully flushing 2.2 pounds of waste at 1.28 gpf.

Released last year, LEED’s latest version v4 requires the use of EPA’s WaterSense label, and a 20% reduction in water use from a standard building is now a prerequisite. Projects can earn additional points for every 5% reduction in estimated water use beyond this level. This means that selecting fixtures that offer water efficiencies lower than WaterSense may enable specifiers to qualify for additional LEED credits. However, LEED is also cracking down on whether fixtures really can pass MaP testing with one flush— i.e., 350 grams of solid waste at 1.6 gpf or less. That said, water-efficient fixtures and flush testing is really just the tip of the iceberg for LEED v4, as the updated rating system has broken out water consumption goals across the entire building. The round front is the most common and works well with small spaces, but isn’t the most comfortable; the elongated shape offers more comfort and is ADA-accessible. Finally, compact elongated fits well into a round front space and is comfortable as well.

Aeration Another important issue enabling water conservation in plumbing fixtures such as faucets and showerheads is aeration. Essentially, aeration mixes air and water. “By engineering the aeration technology correctly, we create droplets that provide a luxurious spray while using less water,” explains Zimmerman. Using their own technology for WaterSenseapproved showerheads, Brasstech takes velocity and spray coverage into consideration, often using air induction, which incorporates air into the water stream to enlarge the exiting droplets. “Our lavatory faucets feature laminar flow technology, which enhances the feel of the water by smoothing out the flow profile while providing a consistent velocity and pressure,” states Emmons. Meanwhile, American Standard’s FloWise uses a turbine technology that spins the water stream through the showerhead to create a strong spray. The result is the same feel of conventional 2.5 gpm showerheads, but with as much as 40% water savings. Bringing their own offering, Watermark Designs uses high-end aerators that regulate the flow in response to the static pressure of the water in the supply line. “This means that our lavatory faucets will put out the maximum flow rate of ~1.2 gpm at a much lower line pressure, about 15 PSI, and will continue

to put out this amount of water up to a pressure of 80 PSI,” explains Avi Abel, president, Watermark Designs, New York. “Many other aerators do not offer this,” he continues, “as these lower quality aerators are calibrated so that they put out 1.2 gpm at 60 PSI, but do not compensate for the pressure. This means that they will put out less water at a lower water pressure so that the flow rate curve will hit 1.2 gpm at 60 PSI.” Like some other products on the market, Watermark’s flow restrictors introduce air into the flow, which sits air molecules between the water molecules, thereby increasing the feel of the water without actually increasing the water flow past the 1.2 gpm. Generally speaking, Zimmerman points out that aerators are fixed, non-moving devices that require no maintenance other than occasional cleaning. Another benefit beyond water efficiency is energy conservation—less water used means lower water heating costs.

Media coverage on photovoltaic (PV) systems generally concentrates on the elements we actually see— in other words, the solar panels themselves. Coverage also tends to gravitate to how much more efficient and less expensive those panels have become over the last five years. But with panel-cost reductions leveling off, today’s architects would do well to look beyond—or below—the panels and familiarize themselves with other system elements that are quickly becoming more significant factors in overall project costs. Those include mounting systems, inverters—the devices that convert DC to AC power— and batteries, which allow real-time solar energy to be used later or when needed.

In fact, median non-residential installed PV-system costs have fallen by 50% in the last six years, according to the Lawrence Berkeley National Laboratory’s (LBNL) latest Tracking the Sun annual pricing report. The report reveals costs of approximately $4 per watt for systems smaller than 500 kW and a little more than $2 per watt for systems over that benchmark at the end of 2014. That trend appears to be continuing into 2015, with preliminary LBNL data for the first half of 2015 indicating a further 13% drop for smaller systems and a 6% drop for those over 500 kW. Between 2008 and 2012, say LBNL researchers, falling prices for PV modules—the building blocks for larger PV panels—were the leading cause for rapid system-price reductions. But more recently those prices have stagnated, while non-module costs—often called “balance of system” (BOS) costs—have continued to decline, dropping 10% year-over-year. Among those expenses that have seen the biggest reductions, according to GTM Research and the Solar Energy Industry Assn., are racking equipment and inverters. Scott Franklin, CEO of system design firm/integrator Lumos Solar, has watched these price shifts with interest and seen BOS elements become more important to the overall price equation. “The balance of system was always 25% of system cost, so if you reduced it 5%, you didn’t get a big reduction in overall system costs,” he says, remembering the situation several years ago, when PV module prices dominated project economics. Today, with module prices below $1 per watt, price shifts in BOS components can make a bigger difference. “I think we’re hitting the functional bottom,” Franklin says of the potential for future module-cost

In trying to further reduce the cost of solar power systems, designers and installers are looking at how PV systems are put into place in both roof- and ground-mounted applications. For architects designing projects with the anticipation of roof-mounted solar systems, understanding racking options is an important element in how roof systems are planned and installed. “Racking is an absolutely critical variable in the balance-of-system equation,” says David Briggs, marketing director for racking manufacturer IronRidge. “The breadth of racking options is significantly wider than any other [BOS] category, and poor racking choices can result in significantly higher installation or maintenance costs.” Flat roofs offer more flexibility than sloped versions because they offer the opportunity to incorporate ballasted racking equipment, with no through-roof penetrations. Instead, these products incorporate some sort of basket or shelving at their base for holding concrete blocks or other heavy ballast material to keep attached PV panels in place and stable, even high winds. However, as Briggs notes, ballasted approaches do come with tradeoffs. “A ballasted system can weigh as much as 6 to 7 pounds per square foot, which is a significant load to add to any structure,” he says. “In many cases, this actually exceeds the limits of the structure and ballasted racking can require additional structural analysis or retrofits.” While attached systems might weigh less, Briggs notes this equipment can come with its own set of issues, as fastening these racks to the roof involves penetrations that can lead to leaks not covered by a building owner’s warranty. His solution to the rackingtype selection dilemma is to turn to the project’s roofing manufacturer for suggestions. “Our recommendation is always to work with the roofing company that holds the roof warranty,” he says. Working together, architects and roofing experts can “develop a mounting strategy that leverages their expertise and warranty in protecting the roof for the lifetime of the array.”
These roof- mount systems feature individual components designed for standing-seam and membrane roof installations, including self-grounding clamps and XR Rails, which feature a curved profile for increased structural strength. For membrane roofs, FlashFoot mounting anchors incorporate their own flashing to provide both support and waterproofing.

Get Wired A second essential component of BOS costs— the inverter—is more likely to be decided by the system’s installer, but still can have implications for system design and costs. PV panels generate electricity in direct current (DC), but the connected electricity grid (and almost all buildings’ internal distribution systems) run on alternating current (AC). Inverters are the devices that convert DC power into grid-compatible AC power and, as such, are critical to PV-system functionality. Up until just a few years ago, the only inverter option was a “string” inverter: a centralized unit wired to the array, but typically located near a building’s main electrical service. Unfortunately, these original string-inverter systems worked a bit like old-fashioned Christmas tree lights, in that all panels’ operations were governed by the least effi cient panel’s output. For example, shade over one panel would reduce the effi ciency of all others in the system, and a single malfunctioning panel could force an entire array to shut down. More recently, microinverters installed on each panel (some panel makers are supplying these already installed on their panel products) have become a popular alternative to centralized string inverters. Though the new devices can add to equipment costs, LBNL’s research indicates they don’t impact total installation expense and they enable each panel to perform to its highest potential. Additionally, microinverters enable monitoring of output and other performance factors at the individual panel level, which could help in system troubleshooting. Another option, panel-mounted DC optimizers, brings microinverter-like capabilities to string-inverter designs. Jesse Morris, manager of transportation and electricity with Rocky Mountain Institute, sees advantages in these newer products. “You get all of the advantages of the microinverter at a fraction of the cost,” he says.

All-in-One Solution Eliminate the costs of a solar installation’s photovoltaic (PV) panels and ancillary wiring and racking equipment, and you’re left with a category the industry calls “soft costs.” As panels, racks and electrical component prices have fallen dramatically, the costs of project financing, permitting and marketing have remained stubbornly in place. “Soft costs are around 65% of the total,” says Jesse Morris, manager of transportation and electricity with Boulder, Colo.-based Rocky Mountain Institute (RMI). His group studies these costs, along with the best practices in place to reduce them. He notes that the current consolidation among PV manufacturers and installers is one factor helping to drive soft costs down. For example, SolarCity, the largest U.S. solar provider, has become increasingly vertically integrated. If there’s only one right “recipe” and one scientific method, the plethora of acronyms and standards is confusing to some, frustrating to others, and makes many avoid the topic altogether because wading through so many different promises of transparency is too time-consuming. Shouldn’t there be just one—and, if so, which one? ZGF has gravitated towards HPDs and EPDs. “We don’t think it’s a ridiculous ask,” says associate Ed Clark; the firm makes a point of supporting manufacturers that are doing them. Perkins+Will’s Glazer says that multiple transparency documents allow manufacturers to choose the one most favorable to their product. “We see HPD as the gold standard of self-reported data of ingredients that link back to health impacts,” he says. Glazer also touts the benefits of a Material Safety Data Sheet (MSDS); it can contain all the information needed, though in some cases it’s not as thorough as an HPD. “As someone on the front lines, to me the single most important document often is an MSDS sheet. It is the closest thing to a legal document that exists in the United States, where manufacturers are required to list the ingredients of their product.” Clark agrees, but adds that “MSDS sheets are robust, but do not illustrate the consequence of the manufacturing process.” Other drawbacks to MSDS cited by Glazer and Clark are that they allow the manufacturer to list “proprietary” instead of naming the chemical or ingredient; they do not consider the product’s entire lifecycle; and they do not contain information about risk to those involved in manufacturing or, even more importantly, risk to those involved in installation, retrofits, renovation, demolition, or to first–responders in cases of emergency. For instance, says Glazer, when any chlorinated plastic such as vinyl catches fire, it catalyzes into a new chemical called dioxin, which is highly carcinogenic. This makes firefighters some of the strongest proponents of material health issues.

He suggests a single repository for product information that can be shared and updated by architects who have actually specified these newer, healthier products and can comment on their performance; this would be a sure way to speed adoption of healthier specifications and products in the built environment. This breadth of information can be overwhelming. Glazer admits that design team members need to educate themselves so they can give clients healthy choices—but he offers some encouragement. “There is a learning curve, like being able to pronounce the chemicals on the list—that’s where I was back in 2007, and now I’m able to pronounce, remember and understand them, and vet an ingredient list.”
ZGF’s transparency task force used to encourage associates to read HPDs, Architecture 2030, GreenWizard and Pharos databases, but found it was still too much data. They questioned what information was relevant to their process and how it made a difference in projects, and began developing a poster of 10 pain-free steps. “We’ve been honing it; the ideas in their simplest form have the most impact,” says Clark. The firm has adopted ideas from other organizations, like HKS and the Mindful Materials Initiative. For instance, sheets on the fronts of product binders give at-a-glance transparency information and are kept up-to-date by reps. “Get what you need to know to make a decision today and move on and be at peace with that decision,” advises Clark. “The easier you can do that, the more likely you’ll be to get it done on time and on budget.”
EPDS AND RISK Below, an example of an EPD from J+J for its Kinetex product. J+J’s Director of Sustainability Russ Delozier wants to see more scientists at the table when the transparency discussion involves rating risk factors, and hopes that the transparency movement doesn’t bury the building industry in another layer of litigation. “I would rather the winners in HPDs and EPDs not be the lawyers,” he says. Until companies have their EPDs and HPDs sorted out, Delozier’s advice is to do business with like-minded companies with good reputations—“all the disclosure in the world is not going to fix a trust issue.” Kinetex was specifically engineered to

Roadblocks + Buildings Blocks One major roadblock to transparency is the fact that the industry may be sponsored by manufacturers who offer products that are used frequently in application, but are not necessarily safe—yet. “There are inherent conflicts of interest with products that are used a lot but still are not good for health,” Glazer notes. It’s not a risk to manufacturers’ profits to build buildings that save energy, but human health is a totally different issue, he says. Glazer once showed a slide of a flooring factory spewing exhaust into the air and commented on the cancer rates in the region surrounding the manufacturing facility during a conference about healthy materials—he certainly got his point across, but that flooring company happened to be one of the conference’s main sponsors. “I don’t think I’ll be invited back next year,” he says.

Whether the transparency movement was spurred by the architecture industry, California activists, or grass roots interests is undecipherable, but the march toward transparency continues in earnest. Even manufacturers who have products that don’t appear to present a risk to building occupants are publishing them in order to get specified. “We started off saying ‘just let us know if any of these chemicals are in your product,’” recalls Mella. However, the chemical compositions are very complicated, and at times “there are maybe only two people in the organization who actually know what goes into the product. So that’s where we’ve asked for full disclosure.” Indeed, there are financial ramifications associated with obtaining EPDs and HPDs on both sides of the coin; many manufacturers are pooling their costs, with the advantage of being part of an association championing their cause. “Putting together these documents, keeping up with the knowledge and shaping it can be expensive, but making sure
the industry can move forward using laminated glass as a transparent material is critical,” says Julia Schimmelpenningh, Eastman Chemical’s global applications manager. “You want to make sure they’re comfortable using your product.” Her group not only publishes a Material Data Safety Sheet for the polymer sheet that goes into laminated glass, but also provides much of that same information in the form of EPDs and HPDs for all of their building products. “If that means we have to put it on a blue piece of paper with the information re-arranged, instead of a gray piece of paper, then we will.” The Glass Assn. of North America has just published an LCA for glass and its technical committee is now working towards one for fabricated glass, reports Schimmelpenningh. It helps being part of an association; the North American Tile Assn., the American Wood Assn. and the Resilient Flooring Assn. all work to further product transparency for their member companies.

The embodiment of this concept is the ILFI’s “Living Product Challenge” from the Living Future Institute. Living Product Challenge This is a “materials revolution” that aims to inspire product manufacturers by challenging them to make the first “living products”—products that are inspired by natural processes, powered by renewable energy and stay within the water balance where they’re produced. In other words, the Living Product Challenge proposes that an inherent bi-product of the manufacture of a product is the betterment of the world for its having been produced. WELL Building Standard This building standard focuses on human health and wellness. The pyramid represents building blocks of

If all this seems like a stretch of the imagination, it’s because that’s exactly what it is. Transparency stretch goals help people re-imagine industrial processes that have only been invented during the last 100-200 years—very recently, relative to the history of time. Realizing the negative impact that making and consuming products has had on environmental and human health, producing products from a strictly regenerative standpoint should be the first priority of a re-educated industrialized nation. “C2C (the cradle-to-cradle movement) was in the early 2000s and people thought they were crazy,” says Clark. “LEED building looked like a stretch and now those initial LEED requirements are required by Code—it’s permeated the market.” For those that remain unconvinced of the value of transparency and healthy materials, Greenbiz.com recently hosted a webinar focusing specifically on the business case for zero waste manufacturing, product health and transparency, featuring Mohawk’s director of sustainability, Rochelle Routman. The American Society of Interior Designers (ASID) has also contributed to research that makes the business case for transparency
health impacts by rigorously integrating principles from Perkins+Will’s Precautionary List. The project team minimized substances that have been classified by multiple regulatory entities as being detrimental to the health of humans and the environment and selected options with reclaimed and recycled content. Its study, the “Interior Design Data Excerpt,” is based on “The Drive Toward Healthier Buildings: The Market Drivers and Impact of Building Design and Construction on Occupant Health, Well-Being and Productivity.” It can be accessed at the ASID website. The research predicts many more architects and designers (79%) than owners (67%) will base decisions on health concerns, so ASID wants their designer constituents to be ready to broach the subject with manufacturers in order to provide healthy materials and finishes choices for their clients. “There is a fundamental connection between our health and the design of places where we live, work, play, and heal,” says Randy Fiser, executive vice president of ASID. “This research can encourage the adoption of healthy design practices and products by making the benefits clear and measurable to building owners.” In the nonresidential sector, greater owner demand (at 45%) and greater public awareness (at 43%) rank fi rst and second, respectively, in boosting healthy material choices. public sector choices, relates Glazer. One New York public school offi cial asked Perkins+Will to collaborate with the offi cial’s interior designer. During the project, the educational leader’s eyes opened to all the potential risks that children and teachers encounter inside a school building. Spurred by the offi cial’s concern that the effects of chemicals in building materials may be disruptive to learning and child development, the public school system has since made several requests for proposals to Perkins+Will, reports Glazer. The Living Product Challenge (see sidebar) takes the transparency conversation to the next

level, as it posits that product manufacturers across every sector of industry can make products using regenerative processes that have only positive impacts on the environment and human health. The ILFI hosted the first annual Living Product Expo in September. Attendee architects, designers and companies, and scientists shared ideas and provided evidence that the model for living products is attainable. “ILFI wants to push you forward uncomfortably toward the next milestone,” says Clark. “It’s hard, but I think you need these stretch goals; otherwise, you become complacent as an industry.”

BIG SAVINGS ON CAMPUS As Dartmouth College in Hanover, N.H., embarked on an efficiency upgrade, lighting was an obvious target for improvement; yet the school’s Baker-Berry Library posed a problem, with no LED options available for replacing the existing 8-in. compact-fluorescent can fixtures. LIVING HIGH The tallest residential tower in Minneapolis is also among the city’s greenest. Dubbed the LPM and located in the city’s happening Loring Park neighborhood, the Loewenberg Architects-designed project has achieved LEED Silver certification. Among the sustainable elements is the 13,000 sq. ft. of TDR-6 deep-ribbed metal wall panels cladding the building’s five-story base. The material contains a high percentage of recycled material and is completely recyclable at end-of-life. The deep ribbing helps create the streamlined shadow effect designers envisioned during early planning, and offsets the curved profile of the tower.

The “Re” Generation Participants at the Living Product Expo are seriously taking their roles in supporting the advancement of regenerative buildings. Sharing best practices among those who invent, manufacture, teach or specify living products for Living Building Challenge or other certifiably healthy spaces was the theme of the event held last month in Pittsburgh. The likes of Atelier Ten and Bohlin Cywinski Jackson addressed Integrating materials and transparency into practice, discussing methods to educate clients and reform product specs, with the potential to include more transparent and living products on repeatable future projects. It can take anywhere from as little as 25 minutes to more than 25 hours to vet a healthy product—at the least based on the experience the afore-

Ten and Cywinski Jackson took a succinct and methodical approach to specifying healthy materials for the project: From vetting to specification, the process included a step-by-step “how-to go about” meeting to figure out how the Living Building Challenge Materials Petal requirements can be achieved within a standard construction time line. Even with all hands on deck, the team admits that it’s a daunting task that sometimes requires moving forward with a relatively large number of unknowns. That said, even minor progress can be significant in the long run, added a team from ZGF—for as soon as a product is researched and vetted, it can amend future specs, helping transparent or living products become the standard for all future work. Above all, the participants present pledged to support methods to streamline the integration of healthy and living products on all projects going forward. Some proposed that in addition to the ILFI’s ‘Declare’ database, proven living products should reside in a central database, like a Yelp for healthy products organized by CSI code. Because the post offi ce is on the National Register of Historic Places, the height of the new building couldn’t exceed the ridge of the post offi ce roof. This created a challenge when designing the theater. Pali’s solution? He dug deep down into the ground and put the stage and orchestra pit below ground level to ensure good sight lines from the custom seating.
Behind the theater is a loading dock that can accommodate any necessary delivery to the belowground stage level. Here’s how it works: once a truck drives into the loading area, it is dropped down to the stage level via a material lift designed to move freight inside a building. Then, because of the location of the building (i.e. heavy L.A. city traffic), the truck leaves the loading area on the other side of the facility.

The exterior of the new Goldsmith Theater was originally designed in copper but, for budget reasons, the team began searching for another material. One designer on the Pali team was leafing through previously used materials when he re-discovered the Swiss Pearl panel. Pali specified the panel in “Autumn Leaves,” since it is a “dead on” match to the Post Office’s original terra cotta. “Looking at what happened (historically) on this site, we know that mail came here to be sorted and disseminated. It was mail for the rich and famous,” said Pali. “We thought, ‘what if we made the envelopes and letters come back to clad the building?’

When visiting his father’s office as a child, architect Zoltan Pali was tasked with mailing letters at the local Beverly Hills Post Office. Awed by its grandeur, Pali remembers well the building’s interior. “It was one of the few post offices in L.A. that was quite stunning on the interior—its tall, grand lobby with interior murals,” said Pali, Founder/Design Principal of Studio Pali Fekete architects. Fast forward 40 years. After restoring the local Pantages and Greek Theatres, Pali was offered the opportunity to return the historic Beverly Hills Post Office building—which had lain dormant since the 1980s—to its original grandeur. What better way to reimagine the space than through the eyes of an impressionable child? Bringing nightlife and daytime green space to the heart of the Beverly Hills business triangle, the new Wallis Annenberg Center for the Performing Arts features a renovated post office building with the main theater’s ticket window, lobby and gift shop, classroom space and a small theater. Adjacent on the same lot now stands the Bram Goldsmith Theater, with its copper-colored concrete panels (to match the Post Office’s original terra cotta) cut into the shapes of envelopes—some closed, some open, some flat, some turned frontside out—all serving as an abstraction of the millions of envelopes that once passed through the site.

Designers specified highdensity cork flooring for under seating and stairs of the theater. The flooring is sustainable, PVC-free and didn’t require any glue or binders. “The client didn’t want raw concrete, but we needed a hard surface for acoustics,” said Pali. “The solution was cork.”
In order to create the “warm and traditional” space the owner wanted, Pali’s team chose a wood veneer product that is adhered to medium density fiber board, with a light steel frame in Walnut, all custom made by a local millwork company.

The original lobby of the old post offi ce is now the main lobby of the Goldsmith Theater. To maintain the original look while minimize the echo, Pali’s team painted the original plaster with Fellert’s Even Better Acoustic Coating. Applied with a spray gun, the product is available in the color scale of most paints.
To introduce enough conditioned air into the space, the team installed a Titus FlowBar architectural linear diffuser in the original vaulted ceiling to allow for higher airflows. It is available in a wide range of slot widths to allow for more CFM per linear foot while minimizing noise and pressure.

A retractable curtain in between the wall and wood screen on both side walls provides what Pali calls “variable acoustics.” When there’s a musical event, the curtains are pulled back entirely. When performers need to “deaden” the space, the curtains can be pulled out to the full length of the wall.
Theater walls are covered in Echo Eliminator, an acoustical material made from recycled cotton. It is a Class A, non-flammable, lightweight, impact-resistant material.

Panels The Swiss Pearl panel is a large cement sheet that can be trimmed to any size and installed in plane with horizontal and vertical joints or alternatively in strips lapped horizontally. Pali’s inspiration was to use an envelope motif in reference to the building’s history: “It evolved into an abstract of a 4 × 9 envelope, cut, sliced and randomly and carefully put back onto the building.” After project bidding, the owners determined that they needed to cut the project budget by 10%. By creating larger gaps in the Swiss Pearl material where the site’s supporting mechanical equipment is stored, Pali was able to shave the extra 10% off the budget while providing an intriguing “glimpse” of the behind-the-stage workings of the site. GREAT MINDS THINK collaboratively. Originally constructed in 1974, the Edith Green-Wendell Wyatt Federal Building underwent significant renovations between 2009 and 2013. A lot of great minds, including the Thermafiber Insolutions team and the architecture team of SERA Architects and Cutler Anderson Architects, came together to achieve its stunning transformation. With a focus on performance and sustainability, the building envelope design group met with our team to review drawings and develop solutions for their thermal and fire needs. The Thermafiber Insolutions team created a custom solution to meet the structural load-bearing requirements of the building and serve as a part of the perimeter fire containment system. That solution included a custom Impasse insulation hanger system, FireSpan curtain wall insulation and Safing firestopping insulation. With a minimum of 70% recycled content, the installed Thermafiber products also contributed valuable LEED credits, helping the building earn a LEED Platinum certification.1,2 From a team of great minds came one great restoration. With its stunning design, outstanding fire safety measures and green construction, the Edith Green-Wendell Wyatt Federal Building now stands as a model of innovation and sustainability within the heart of Portland.

MADE FOR MADISON The green focus at 749 University Row has attracted tenants that value sustainability and energy efficiency. In fact, two of the tenants’ spaces—also designed by Potter Lawson—achieved LEED Commercial Interior Certification at the Platinum Level. The project provides increased density to reduce sprawl, uses existing infrastructure, and provides community connectivity with opportunities for biking, pedestrian access and transit use. Underground parking reduces the need for surface parking areas, and the building is ideally located for direct access to citywide bike paths.
The shell and mechanical system were designed to provide top energy efficiency. Sustainable strategies include energy recovery, external sun shades, harvesting natural daylight, and a geothermal mechanical system. The building site and parking use high efficiency LED lighting, and lights in the common areas are occupancy sensor controlled. A measurement and verification plan provides ongoing accountability for building energy consumption; this helps fine tune the energy system operation within the building. In addition, the wall construction of the building shell has a minimum R20 insulation value, with low-emissivity windows.

WELLHEAD PROTECTION AREA One of the most immediate challenges that the project team identified is that the project site is located within a city of Madison Wellhead Protection Zone. The goal of a wellhead protection program is to identify, manage and protect the land areas that contribute groundwater to drinking water wells. This was identified early as a potential problem, in that stormwater credits would not be attainable for the project. These credits are usually attained in the Madison area, so considerable effort went into planning other strategies to accommodate this setback. Working to change this setback into a positive, the project team developed a rainwater reclamation system to reduce the total runoff from the site, and save on the potable water being used by the building.

According to Jody Shaw, AIA, LEED AP BD+C, Potter Lawson, the project team worked with the city to allow as much positive infiltration as possible. Typically, these areas require that new development does not infiltrate any runoff water from the site. The project team was able to work with the city to allow “clean” runoff water to be infiltrated onsite. The project was designed to infiltrate only excess roof water not captured by the reclamation tank, and rainfall not falling on vehicular pathways and parking. The rainwater collection tank provides a non-potable water source for toilet flushing and irrigation use, and reduces the use of potable water in the building by more than 74%. Plumbing fixtures including waterless urinals save a minimum of 40% more water than code minimum.

Multi-Use Lockers Offer Space Options With limited space available for upgraded athletic facilities, Duquesne University needed lockers that really had ‘game.’
CHALLENGE: Duquesne University, home to more than 10,000 students, prides itself on providing a quiet, contemporary campus in the heart of downtown Pittsburgh. When university officials decided to upgrade the Duquesne Dukes’ athletic facilities at the historic campus, space was a primary concern. As the university has grown, so has the need to expand its facilities for men’s and women’s soccer, lacrosse and swimming. INFLUENCE: With limited accommodations available for athletes, the university needed a versatile product able to serve multiple users and withstand constant use. In addition, the lockers needed to be in close proximity to the swimming pool, making the possibility of chemical damage to the lockers another concern for project planners. Finally, the university wanted lockers with a high-end finish that could make the small space more aesthetically appealing. CRITERIA: Lockers made from solid phenolic material are impact-, scratch-, stain- and graffiti-resistant, as well as non-porous and non-absorbent, providing a perfect solution for poolside locker placement. To help maximize the use of the small space, some of

the lockers were customized with unique configurations, including lower storage bins. SOLUTION: After evaluating Duquesne’s specific needs, Spec-Rite Designs manufactured and delivered a variety of durable, functional locker systems with customized color schemes to match the interior of the various facilities. “Spec-Rite Designs provided us with the very best product to meet our needs,” said Phil Racicot, senior associate athletic director at Duquesne University. “In addition to providing outstanding customer service, Spec-Rite really paid attention to our specific requests and delivered a solution that fully satisfied all of our criteria. Their local representative assisted us throughout the entire process and made sure that we were taken care of from start to finish.”
Overall, Spec-Rite Designs manufactured 124 lockers in a custom 15-in. design, a 15-in. × 18-in. design to fit larger lacrosse equipment, and a custom Z-style configuration for the swimming facilities. These lockers provide superior ventilation as well as a lower storage compartment with a hinged flip top. Custom stools fit inside the lockers, to maximize space.

Engulfed in Metal Mesh At the MUMUTH Music Theatre in Graz, Austria, a shimmering metal façade is the perfect complement to the building’s combination of movement and music.
CHALLENGE: Located in Austria’s student-based city, the MUMUTH Music Theatre at the University of Music and Performing Arts Graz combines a unitbased volume—the black box of the theater—and a series of movement-based volumes—the foyer and public circulation areas. The multipurpose auditorium can seat up to 450, and is adaptable to a wide variety of performances. INFLUENCE: A spiraling constructive element connects the entrance to the auditorium and to the music rooms above. This “twist” forms a 3D interpretation of the repetitive pattern, executed in the muted tones of stage make-up, which is applied to the façade and then enveloped by a glittering mesh. “This desire—to make a building that is as much about music as a building can be—has been a constant throughout the nearly 10 years that it took to build the theatre,” says UNStudio’s Principal Architect Ben van Berkel. “This principle of a spiral

that divides itself into a number of interconnected smaller spirals that take on a vertical and diagonal direction became an important design model for us, which we called the ‘blob-to-box’ model.” CRITERIA: : As Graz is an educational epicenter, there is intense competition between universities to get new students. To combat this, the architects designed an exterior to attract attention—not only from new or prospective students, but from theater patrons as well.

Much Needed ‘Lift’ A high-rise auto dealership relies on high-function VRCs to keep things rolling.
“To connect all the elements of a full service dealership, the two VRCs are an absolute necessity for multilevel stores like this.”
CHALLENGE: Following a two-year planning and construction period, the $25 million, 7-story, 142,000-sq.-ft. Audi Central Houston facility, Houston, opened March 2014. It is one of the tallest, most high-tech dealerships in the country. The building houses a 10-car, glass-ensconced showroom on the ground level; the upper levels contain offices, more than 40 service bays, an automated car wash, an inhouse café and storage for 300 vehicles. INFLUENCE: “As the business grew at the central Houston store it became clear that we needed to expand,” said Wayne Hadaway, a Sonic Automotive executive who managed the design and construction of the new facility. “We wanted to stay close to our existing clientele, but move to a more accessible and visible location to attract new customers.” CRITERIA: Cars can be driven to each level on a spiral ramp that runs from the ground level to the seventh level at the back of the building. Yet two vertical reciprocating conveyors (VRCs) would be key to making the high-rise design work seamlessly. SOLUTION: The two VRCs were specified early in the design when Goree Architects, a commercial architect in Houston that designed the building, consulted with David Willemssen of Precision Warehouse Design on potential vertical logistics solutions.
EVERYTHING’S BIGGER IN TEXAS At 142,000 sq. ft., Audi’s Central Houston facility is more than eight times the size of a conventional dealership.

Designed and manufactured by PFlow Industries, a Series F four-post VRC runs the 72.5 ft. distance from the ground floor to the sixth floor service department, with stops at each level in between. Primarily intended to move inoperable cars to the
storage and service levels, it features powered steel roll-up doors at each level and an 8,000 lb. capacity to lift Audi’s largest luxury models. A Series M two-post lift travels the 62 ft. distance from the ground to the fifth floor Parts Department, with a third stop on the fifth floor parts storage mezzanine. It is solely designed to move incoming parts from the delivery access point to the parts levels, and to bring used boxes and other refuse back down for recycling and disposal. It has a a 2000 lb. capacity and similar doors as the larger Series F VRC.

THE SPACE RACE The need for data center space in metropolitan Chicago has been steadily increasing, driven both by the entrance of new businesses into the area and the expansion of existing users. Digital-Chicago’s first phase is this 60,000 sq. ft. data center designed for multi-tenant use.

Digital Meets Traditional This newly remodeled data center needed a building envelope that could come together quickly while offering top protection for multiple clients’ data.
CHALLENGE: Digital Realty Trust, a global provider of data center solutions, entered the suburban Chicago market by acquiring a 575,000-sq. ft., singlestory warehouse/light industrial facility in Franklin Park, Ill. Digital Realty Trust needed to convert the complex into a high-end, 24/7/365 mission-critical data center called Digital-Chicago.
The complex, located near O’Hare Airport, includes three buildings on a 23-acre parcel of land. When fully occupied, the complex will have the capacity to accommodate up to twenty 1125-megawatt turnkey flex performance optimized datacenters. The first phase, designated DLR Building No. 55, is a 60,000-sq.-ft. data center planned for multi-tenant use. Eventually, the remaining space at DigitalChicago will be similarly repurposed. The primary challenge facing the design team was to reduce construction time; a primary concern was how to quickly enclose the building envelope. CRITERIA: With the correct wall panels, the installa-
tion of the building envelope would not be impeded by UV degradation, temperature fluctuations, or inclement weather.

Ehrlich Architects Strike a Balance As the recipient of the 2015 AIA Architecture Firm Award, Ehrlich Architects represent the perfect yin-yang of practice: by cultivating its roots as a residential firm and nurturing new areas of expertise, the firm strikes a balance. Partner Takashi Yanai tells AP how the relatively small firm has evolved organically to make a big impression on the practice of architecture. COMMERCIAL

JOHN M. ROLL COURTHOUSE, YUMA, ARIZ. The courthouse is in Yuma, one of the hottest places on Earth. Shade is an asset, so they created an outdoor living room for the community. “A courthouse is not necessarily a place where you want to spend much time, but we created a porch with a canopy that creates shade.” Covered with photovoltaics, the space also generates energy. The shade creates a microclimate, explains Yanai, “so when you’re under the canopy for shade, you’ll find yourself sharing the space with birds, butterflies and creatures seeking the same thing.”
Ehrlich Architects combines its residential expertise with commercial market design, a formula that has led the firm to continued success and recognition as AIA’s firm of the year. “We started out as a residential firm and that still remains the heart and soul of the practice,” assures firm partner Takashi Yanai. The firm consistently brings the high level of craft and listening to clients required for a residential project to every project, regardless of market sector. This approach emerged when, early in the firm’s history, founder Steven Ehrlich developed the idea of Multicultural Modernism in architecture. This ethos expresses an architecture with a sensitivity to people, place and site, explains Yanai. That philosophy has resulted in projects that embody their clients’ culture, and allowed the firm to expand its reach. When that idea—that architecture responds to both client and location—resonates with a potential client, the firm has earned a new project. “Our clients are somewhat risk-takers,” Yanai says. Ehrlich Architects’ pioneering spirit views new building types as an exciting opportunity and a learning experience. Being open to new project types may leave a less robust firm feeling vulnerable, but Ehrlich Architects welcomes the challenge. The firm is organized to allow continuous development of associates and an organic flow of knowledge sharing. “These different project types cross-pollinate each other,” Yanai says. For instance, a new product discovery will sit on display in the middle of the open workspace, where it will get noticed and examined by everyone in the studio—“so what winds up on a house may wind up in a commercial setting and vice-versa.” At the firm’s biannual Pecha Kucha nights, each employee presents 20 slides for 20 seconds each—their take on the specified theme. There’s entertainment value, and a bit of competition; but for the most part, says Yanai, everyone is trying to top their last presentation. “We’re all very visual, so people are into this presentation format,” he says. “We learn a lot about each other as designers by learning about each other as people.” The exercise echoes the firm’s philosophy of uniting diverse groups of talented individuals under a common goal to achieve design excellence.
MCELROY RESIDENCE, LAGUNA BEACH, CALIF. The culture of this house—an open, indoor-outdoor environment—embodies the culture of the client couple: he’s a surfer, and goes out every morning. The entire house opens to the outside, a design that embellishes the assets of the site—an awesome ocean view—while it respects the restraints—an 11-ft. height restriction. “The house simply frames that view,” says Yanai.
