A family home near Kelso strikes the perfect town/country lifestyle balance

Hillend is a detached property in an elevated position on the edge of Ednam village, just two miles from Kelso – a location that offers stunning views from every room over the surrounding Borders countryside, yet close to the village, which has a highly regarded primary school, and only a few minutes drive from the many amenities and facilities in nearby Kelso. The views were one of the features that attracted present owners Barbara and Ray Licence when they bought the property 20 years ago. “We can see south to the Cheviots and north as far as Hume Castle, says Ray. “While that was a key incentive, we also loved the size of the rooms – and the light quality, which is down to all the main windows facing south,” he adds.

As an architect, there were a few things Ray wanted to change. “The house had five flatroofed dormer windows, which we replaced with pitched roofs and then painted the whole exterior cream, which is much more attractive than the original grey render,” he says. The couple also installed a new central heating system, refitted the bathrooms, and improved the garden by planting numerous trees – including 15 beech trees – in addition to beech and hawthorn hedging all round the house.

The property also has outline planning permission for another house within the grounds, which could be a future opportunity for a holiday let or independent living accommodation for an elderly relative. The substantial property is entered by a door to the side of a private driveway into a vestibule and hall

This leads you to a well-equipped dining kitchen and utility with built-in storage and access to the rear garden, before continuing into a spacious dining room with an open archway into an even larger living room, a very bright space with windows to the front and rear and a log burning stove with hearth and mantel.

The ground floor accommodation also includes a double bedroom with fitted wardrobes and a fully tiled en suite shower room (power shower) that can also be accessed from the hall - plus more storage, which is another of this home’s key selling points. The en-suite bedroom is ideal as guest accommodation or for those with mobility issues.

Overlooking open countryside, the mature gardens are a delight, well screened by hedging and incorporating timber decking, greenhouse, wood store and large lean-to shed attached to the rear of the double garage. The house also has a private driveway with ample parking space.

Upstairs – naturally bright owing to a large picture window on the mid landing and glass skylights on the top landing - are four double bedrooms, three of which are double aspect rooms with extensive built-in wardrobe storage, while the remaining bedroom is currently utilised as a home office. This level also houses a family bathroom (bath with overhead electric shower) and adjacent to the master bedroom, a tiled shower room with walk-in power shower and storage, and further storage with four cupboards on the upstairs landing.

Rural but on the edge of a small village and conveniently close to Kelso, Hillend offers the ideal town/country lifestyle balance – the icing on the cake for what is a great family home.
