Atlanta Landscape Designer Receives National Fellowship
Ed Czyscon, of MACTEC Engineering & Consulting, Inc., in Atlanta has been named to the American Society of Landscape Architects (ASLA) 2011 Council of Fellows, one of the highest honors bestowed by the organization on its members. Czyscon was nominated by the Georgia chapter of the ASLA in the Leadership/ Management category for his 35 years of volunteer service on public landscaping projects geared toward improving quality of life as well as his involvement in educating public officials about the value of landscape designers as stewards of the environment. He is an award-winning designer who has also helped restore wetlands and enact protective environmental ordinances in Florida as well as secure funding for parks development and create a livable cities initiative for his hometown in Georgia. 10 Metro Atlanta Homes Chosen for National EnergyEfficiency Study Ten metro Atlanta homes are receiving energyefficiency retrofits as part of a nationwide study by Southface Energy Institute and the Oak Ridge National Laboratory (ORNL.) The goal of the study is to help achieve energy savings of 30 to 40 percent through homeefficiency improvements. Renewal System Solutions, sister company of Renewal Design-Build in Decatur, has been selected to perform energy-efficiency retrofits in six of the homes, five of which are owned by Agnes Scott College. “We are excited to work with Renewal System Solutions on this important project,” says Dr. Roderick Jackson, buildings researcher at the ORNL’s Buildings Technologies Research and Integration Center. “Not only will we help homeowners save energy and lower their utility bills, but this work will also provide solid, verifiable evidence of how to achieve energy savings of 30-50 percent. 2. Size and scale Choosing the correct size and spacing between each repeat is what determines if your wall is the background for the art or if it is the art. For a new twist, try using a single pattern but in different sizes and/or different colors. 3. Location and placement A single strategically placed grand motif makes a powerful focal point a room. Keep the remaining surfaces a solid color so that there is no competition with the main attraction. Randomly placing each motif of a repeat pattern adds interest. Consider overlapping for an intriguing design. 4. Price Wallpaper and decorative painting varies greatly in price. Both are dependent upon the production process and the cost of the materials. Think about what you would expect to pay for a piece of art the same size. Your walls can easily be customized to become the art. 5. Structural imperfections Walls are rarely straight and floors are rarely level. Wallpaper and paint treatments can both be used to create these effects, but each presents a full list of pros and cons. For example, one of the challenges of choosing wallpaper is the time it takes to find the perfect pattern in the perfect color among thousands of options. On the other hand, painting provides unlimited choices and complete control over the end result, but this can be a challenge in itself for the do-it-yourself type. n the past, when you needed to replace a light bulb, all you had to do was decide which wattage would best serve your needs. But times have changed, and the interior-lighting options available today go well beyond 40-, 60- and 100watt incandescent bulbs. There has been an influx of CFL (compact fluorescent light) and LED (light-emitting diode)
light bulbs as well as sophisticated lighting-control systems and dimmers on the market in recent years, which has been driven by increasing energy costs, federal energy-efficiency standards, the popularity of green initiatives and technological advancements. www.atlantahomeimprovement.com

Watts It All About? “It’s important to be informed. Paying extra money for energy-efficient lighting will pay off in many applications—but not all,” says Richard Lyford, specialty lighting director of sales for manufacturer American Lighting. “Manufacturers are doing their best to make the switch easy, but we need to understand that watts no longer equate to a specific amount of light output, at least as we’re used to it in the incandescent world. As such, look for and understand the ‘equivalent light output’ of the product to determine if it will work where it’s going to be installed.” Photo courtesy of American Lighting
“It’s very exciting,” says Yaacov Golan, owner and president of C Lighting, a lighting retailer and design firm in Atlanta. “CFLs have been around for a while and continue to slowly improve. LEDs are entering the market, opening up lots of ways to design new fixtures. Bottom line, there is not going to be an obituary for the traditional incandescent bulb because it truly provides an indirect light with good color rendition, but technologies are rapidly changing.”
From incandescent to CFL Compact fluorescent lights are the predominant option when upgrading from standard incandescent bulbs to a more energy-efficient bulb, according to Terry K. McGowan, FIES, director of technology and engineering for the American Lighting Association (ALA)— and the reasons are clear: 32
• CFLs provide light output that is equivalent to that of incandescents—from 40 to 100 watts. • Because compact fluorescents will fit into screw-based sockets, they can be used in nearly any lamp, making them an ideal choice for general home lighting. • Recent advancements have made CFLs more adaptable; they can now be used in three-way lamps and in dimmable lighting fixtures too. The real draw of CFLs, however, is energy efficiency. “CFLs are extremely efficient and offer a rated lifespan of 9,000 to 10,000 hours on average,” says McGowan. “And they ensure that you don’t have to compromise performance for that kind of energy efficiency.” While offering comparable lighting output, CFLs only use between 20 and 33 percent of the power of equivalent incandescent light bulbs, ultimately

saving homeowners a great deal of energy—and that translates to money saved over time. In fact, McGowan reveals that significant savings will show up within three to four years after switching over to CFLs. And although CFL bulbs do cost more than incandescent bulbs up front, the prices have come down recently.
The next step: LEDs While CFLs have become the goto light bulb for energy efficiency, LEDs are gaining ground in the same arena. “LEDs use less heat and a very low voltage,” says Golan. “They are more expensive, but clearly have a long lifetime”—at least 30,000 hours, according to Richard Lyford, specialty lighting director of sales for American Lighting. CFL and LED? Because CFLs and LEDs both provide many benefits, you may not know which one will work best for your needs. Richard Lyford, specialty lighting director of sales for manufacturer American Lighting, offers these tips for choosing energy-efficient lighting: • Consider the amount of time a light source is used when deciding whether or not to replace it with a more energyefficient lamp. Since both LEDs and CFLs tend to be more expensive than incandescents, if a light is seldom used, the payback from the more energyefficient technology will take longer. • While advancements in both LED and CFL technology are ongoing, it is important to keep in mind that the “look” of the light from these sources may be different than incandescents. “Look” depends on the color temperature of the light, meaning whether or not it is a warm (approaching yellow or orange) or cool (approaching blue) shade of white; Photo courtesy of Sea Gull Lighting Products

While replacing incandescent light bulbs with CFLs and LEDs can help increase home energy efficiency, lighting control systems can achieve similar savings using any light bulb. “Changing a light bulb won’t do it all,” McGowan says. “You need to have systems in place that allow you to control your lighting, so it’s on when you need it and off when you don’t.”
• Some CFLs, due to their ballast technology, don’t do well in areas where they are switched on and off a lot, such as a closet. As such, they’re best used in areas where they’re left on longer, such as a porch or kitchen. • Some CFLs and LEDs do not dim, so they cannot be used in an area that has a dimmer switch. If dimming is desired, ensure that the energy-efficient light source can be dimmed. • When replacing multiple lamps in the same area, use the same light source—do not attempt to mix incandescents with CFLs or LEDs, as the look will be different.

Truthfully, a light without a dimmer is like an oven with only one temperature.” And because CFLs (and even some LEDs) are dimmercompliant, the overall savings can be quite noteworthy when the two technologies are used together. Golan also promotes the use of “occupancy sensors” that plug into any standard outlet and turn lights on when motion is detected and can be set to turn off at a specified time. For even greater control, automated whole-home lighting systems, such as those from Lutron Electronics Inc., allow users to dim lights, set lighting “scenes” for various activities, activate timers and more from a single keypad.
A solar alternative Light sources run by electricity are the norm now, but as green efforts 34
become more commonplace in the residential realm, harnessing solar power for interior lighting will become more available. Daylighting—using natural light to illuminate a home—is making its way into the conversation about lighting options too. In addition to strategically placed windows and skylights, a daylighting system, such as the one offered by Solatube, can be quite effective; it uses a rooftop dome to capture sunlight during the day, a tube system to direct the light to the interior of the home and light diffusers (which resemble can lights) to illuminate a specific space. LED technology also will play a major role in the adoption of solar-powered lighting. “Due to their low energy consumption and the ability to power them with 12-volt DC power, LEDs marry well with electricity generated via solar panels, making for

a green partnership that contributes to the continued adoption of both technologies,” Lyford says. “We’re looking towards a future where we have complementary energy-efficient technologies that reduce our energy bills, decrease the frequency in which light sources have to be replaced and reduce or eliminate negative impacts on the environment,” Lyford says. “Combining solar energy with light sources that use very little electricity makes sense. When automated control is added—control that can be accessed remotely—we can look towards a future where we’re only using lighting energy when needed, but we’re also using the minimum, making for an environmentally friendly world that minimizes damage done to our planet.” www.atlantahomeimprovement.com

Changes on the Horizon Starting January 1, 2012, incandescent light bulbs will have to meet more stringent energy-efficiency requirements; they will have to produce the same amount of lumens for less wattage. (The initiative already went into effect on January 1, 2011, in California.)
ESCAPE IN STYLE
The changes begin with the 100-watt everyday incandescent light bulb, which must use no more than 72 watts to produce a comparable brightness. Additional bulbs will be affected over the next several years, with 75-watt bulbs using only 53 watts by January 1, 2013, and 60-watt and 40-watt bulbs reaching 43 and 29 watts, respectively, by January 1, 2014. The change is a result of the Energy Independence and Security Act (EISA), which was signed into law by former President George W. Bush in 2007. Additional changes within the industry include new packaging requirements from the U.S. Federal Trade Commission, which will require manufacturers of incandescent, CFL and LED light bulbs to use new labeling on consumer packaging by mid-2011. efore you know it, the scorching hot days will be over, and fall will bring cooler nights for outdoor gatherings. If you’re thinking about upgrading a part of your home, turn to the backyard – adding an outdoor fireplace or fire pit to your space will allow you to make the most of your

Pit or place? If you want to add some fiery fun to your yard, your first decision will probably be whether to go with a fireplace or a fire pit. “A fireplace will become the main point of interest, while a fire pit can be used as an accent,” says Steve Brooker of Stone Design & Build in Cumming.
Fire Pits Those on a tighter budget may prefer a fire pit. You can pick up a portable, freestanding model at any hardware store for anywhere from $50 to $300. 58

“You can get a great portable fire pit for any price point that can be used in season and moved where the activity best suits it,” says Brendan Smith of C & M Residential Services Inc. in Marietta. If you want something a little more permanent, go with a built-in pit, which will probably cost between $2,000 and $5,000. One of the drawbacks of fire pits is that there’s no smoke control (as with a campfire, it may seem to follow you!); however, the benefits are great. “Fire pits tend to create a natural, circular, conversational gathering spot, and the warmth

tends to radiate a little more,” says Rick Kaldrovics of Outside Landscape Group LLC in Alpharetta. “A fire pit can also be converted into a perfect cocktail table; we make custom wood covers to create a year-round cocktail table when the fire pit’s not in use.”

and a great focal point,” Kaldrovics says. “Its scale and architectural interest naturally invites you to the space.” Depending on size, location and materials, fireplaces usually range anywhere from $8,000 to $15,000. “Fireplaces can be installed on existing patios and structures, assuming that there’s sufficient support on the patio, deck or porch,” Boyce says. “Often, when building on a deck or porch, materials such as cultured stone and gas inserts are used to minimize the weight of the fireplace.” When it comes to installation time, you can start using www.atlantahomeimprovement.com

your new fire feature pretty quickly. “Prefab units can be installed in a couple of days, and custom fireplaces will take anywhere from seven to 14 days,” says Kym Gatti of P.O.P.S. Landscaping in Marietta.
Style Selections When it comes to choosing materials, you’re free to pick whatever you like, from stone to brick; however, most landscapers agree that choosing materials to match or complement the home is most common. “We try to tie the
finishes to the home with accents of like materials, such as brick, stone, stucco or a combination, so that it connects architecturally in the space,” Kaldrovics says. Since most outdoor fireplaces are custommade, you can also choose the shape and style you like, and you might want to include a mantel, a spot for outdoor artwork or even a space for a weatherproof flat-screen TV. While you’re installing a fireplace or fire pit, don’t forget to include addons! Often, people incorporate a fire feature as part of an entire

Safety First Of course, when you’re playing with fire, safety should always be at the top of your mind. Don’t throw trash into the fire, keep a close eye on children, and be sure that the fire is completely out and the ashes are cooled before you head inside for the night. Above all, never, ever leave the fire unattended!
Gas Logs For both types of fire features, you have the option of using vent-free gas logs in place of real wood; just be sure to discuss this with your contractor. Gas logs generally have the look of real wood and come in a variety of styles and sizes, and they’re easy to turn on or off when you want to use them.

Water features are also a nice complement to fire, and in some cases, a fire pit can even become a water feature. “On fire pits, we often run electricity to the base, so that during the summer months, they can be filled with planted pots and even a small fountain,” Chatham says.
Minimal Maintenance One of the great advantages to both fire pits and fireplaces? They provide maximum fun and enjoyment with very little work. There are just a few things to consider: • Check the inside of the structure every so often for birds’ nests or other obstructions that may prevent it from drawing smoke properly. With fire pits, check to see that the drainage holes are open and clear. • On a regular basis, remove ash and soot with a broom and shovel, and cool it in a metal bucket before disposal. If you use a metal flue, have a professional chimney sweep clean it annually. • If you cook over or in the fire, be sure to keep it clean to avoid attracting insects and animals. • Seal (or have a professional seal) the flat work with a good masonry sealant every few years to protect the stonework and help prevent oil and grease stains. You can clean the structure with an occasional light pressure washing. So are you ready to heat things up for fall? Of course, finding that extra bit of room that you need to enhance your lifestyle might sound like an impossible dream, especially if every inch of your interior already has a designated use. A backyard shed, also known as an outbuilding, can be the perfect answer to your need for extra space. That’s because today’s sheds have moved well beyond storing tools and lawn and garden gadgets alone. J&C Adams Co. Inc.’s Kathy Adams, a member of the National Association of the Remodeling Industry (NARI), shares the following ideas for putting a modern spin on these multipurpose solutions. Home office Who says your home office has to be adjacent to the living room or your bedroom? By turning a backyard shed into an office, you not only get a dedicated workspace, but also ample privacy. Just keep your “commute” in mind as you plan the building’s design. “Make sure it is easily accessible in all weather,” Adams advises. “You don’t want to have to shovel 500 feet to reach it in the winter when you need it.”
NARI member Kathy Adams says. To make sure you’ve chosen the right location, she suggests roping off the spot where you want the shed to be and live with it for a week or so. If it doesn’t feel right, find another location within the yard.
know the rules You may own the land on which you plan to build a backyard shed, but there are rules and regulations to keep in mind before you move forward. Adams notes that it’s crucial to learn about local building codes; most towns and cities have a size limit on sheds, and you need a permit to begin building. Also, if you live in a subdivision, be sure to check with your homeowners’ association, as there might be a bylaw that requires prior approval of placement and design before you can construct a shed.
Kids’ playhouse Kids need their own space too. But if you’re uncomfortable with a tree house, a small shed could be an ideal alternative. The shed—which can be made to look like a miniature house from the outside—will offer plenty of room for toys of all sizes and give your little ones the perfect backdrop for days full of safe, youthful fun.

The inspector creates a list of defects. The buyer then analyzes them with his or her agent. Most likely, the first reaction will be a price reduction. So, they write an amendment to

If you have enough land, you can set up a wetland bio-filter to naturally reprocess the waste water for irrigation—cattails and friendly microbes will capture most of the bad stuff so the downstream water would be good for crops. We are, however, not talking about a backyard “water feature.” Bottom line! Look at water-saving by diverting greywater to power the toilets and put in a rain-capture barrel to supplement natural irrigation. september Tips for creating and maintaining a beautiful garden BY MARY KAY WOODWORTH
Daytime temperatures may still hit the high 80s this month, but cooler evenings are a welcome respite during “Indian summer”. Weed prevention, reseeding fescue lawns and tending to long-lasting perennials and summer annuals will keep you busy this month!
Garden Maintenance
➤ Weeding is still at the top of the priority list; treat your lawn for growing weeds now, according to label directions, and plan to apply a pre-emergent product late in the month so that winter weeds won’t get a chance to germinate. In your flower and ornamental beds, pull weeds before they go to seed.
➤ Prevent winter lawn weeds (such as chickweed and henbit) by applying a preemergent weed preventer early this month—safe for all lawn types, but note that if you are reseeding a fescue lawn now, don’t apply the weed killer.
➤ Fescue seed can be planted from mid-September through mid-October. Before planting Don’t bag up those fallen leaves! Use them as mulch under trees and shrubs—either as they are or ground up in a mulching mower. Add excess leaves to your compost pile. 72

When you’re confronted with a small space, it just takes a little more creativity to achieve the results you want. This dated powder room was located in a house that was built in the late 1960s. The L-shaped space didn’t function well with the toilet tucked off to the side. It’s now updated, more contemporary and fits the style of the house. The wall-mounted faucet and countertop, which is made of solid walnut and crafted by a local cabinetmaker, takes advantage of the narrow room. The mosaic-tile backsplash adds contemporary flair and texture in a palette of brown, blue and white, while the wood-framed mirror and clear-glass pendant lights make the space feel much larger than it is.
