term rates. Nationwide real estate figures in February sales were down 7.6 per cent on the same time last year. The national median price of $415,000 was an increase of $33,000 or 8.6 per cent compared to February 2013. Waikato/Bay of Plenty, Hawkes Bay and Canterbury/Westland all recorded new high median prices of $350,000, $305,000 and $399,000 respectively. REINZ chief executive Helen O’Sullivan said national sales had eased. “The results for February show further evidence that the national sales volume trend is easing, with only two of twelve regions showing an increase in sales volumes compared to February 2013.” She said market feedback showed first home buyers

might be “tentatively returning with some assistance to certain markets”. “This is by no means a consistent message, with views decidedly mixed across the country; some regions are reporting increasing interest from first home buyers, while other report little in the way of activity.” “The lift in the national median price, and in particular the lift in the national median price, and in particular the lift in the Auckland Housing Price Index may be evidence of more activity taking place in higher price brackets, beyond the reach of most first home buyers.” Ms O’Sullivan said while the total number of sales was down 7.6 per cent, the number of sales in the $600,000 to $1 million price bracket was up 9.2 per cent.

The average price of Mid Canterbury houses sold in February has fallen by $25,000 compared to the same time last year, according to latest figures by Real Estate Institute of New Zealand. The average house price sold in Mid Canterbury last month was $290,000 – in February 2013 it was $315,000. It had dropped by $7,000 on January 2014 sales figures. The 47 houses that sold in Mid Canterbury in February 2014, took just on average 32 days to sell, according to the figures. McGregor Real Estate owner, Trevor Hurley, said Ashburton was on par with national figures and down on sales from last year. He thought that could be a result of the first homebuyers being hit by 20 per cent deposit. “There is a bit of a pull back on sale prices right across New Zealand and that’s probably the result of the first home buyers being hit by 20 per cent deposits. He said banks and mortgage brokers were getting round it with 10 per cent deposits. “This is helping those (firsthome buyers) but that is taking a long time to get into the

Home renovation by Amanda Wright Property Renovation is one of the most rewarding experiences a home owner can undertake, yet more often than not the process is extremely stressful for the home owners. Coming out of a recession many people either cannot afford to move to a larger property, or are in a negative equity situation, where they owe more money than their house is currently worth. Others may have simply outgrown their current house but don't want to move away from a great neighbourhood, schools and friends. More and more people are making do with the home they have, and renovation has become an increasingly desirable alternative to

selling up and moving home. Renovating your property can not only improve the way you live in and enjoy your home but if done right it can also add value and increase your home's future selling potential.

Renovating to add value Typical residential property renovations that will add value to your home include: • Laying new flooring • Replacing the kitchen and bathrooms • Installing double-glazed windows • Converting unused space (e.g. loft, garage) • Extending your property Not all renovations will improve your property's value – overextending, removing important

features or adding awkward or small rooms could actually reduce the value of your property. Renovate to suit the property - large kitchens and additional bathrooms in familysized homes are more likely to add value, as would adding a garage or off-street parking to a property in a busy, urban area. If you are extending, try to ensure the addition matches the architectural style of the existing house. Adding a modern extension can look good on an old property, but it may be difficult to sell if it doesn't appeal to your target market. Similarly, ensure your renovation will appeal to the tastes of the average buyer if you are planning to sell in the future. Faux Tudor beams might be to your taste but they are not everyone's cup of tea. Decor

can easily be changed but structural features are costly to put right.

Renovating to sell If you are renovating to sell, you may be able to do a relatively inexpensive makeover to freshen up the property and make it more attractive to buyers. However, don't invest money that you won't get back when you sell the property. If you're planning a big project, it's wise to use professional contractors and a qualified project manager to ensure the renovation runs to time and budget. If you have no experience, trying to do these things yourself could result in a poor renovation or completely blow your budget. Ask friends and colleagues for their recommendations in order to find a good contractor, or have a flick through your Guardian Property Guide to see who is out there.

When it comes to budget, it depends on the size of the project and what changes are being made. Changing some of the fixtures and fittings can be very cost effective and you may be able to tackle some of this yourself to keep costs down. However, making structural changes can cost thousands of dollars and will require specialist trades-people. Ensure you know what your budget is and how much your property is currently worth and likely to be worth after renovating before making any plans.

Home design hints by Amanda Wright When you’re building a new home you’re in the fortunate position of starting with a blank sheet of paper. That’s exciting but it also means that other than monetary and space restrictions, there are no boundaries, no rules, nothing and no one to guide you if you elect to design yourself. When you’re playing around with ideas on a piece of paper, wondering how it’s all going to come together, take few of the tips below on board to help shape your home design. Outdoor/indoor flow is vital

for modern living. Make sure your doorways have shelter from rain with eaves or porticos. Outdoor living in New Zealand can be done for much of the year in northern climates, less so down south, but it is essential that shade is provided. Consider waterproof shade either through shadeclothes that are waterproof or solid roof materials If you can’t afford to install outdoor heating, make provision for it by running gas pipes or electrical wiring during the build.

Look at running your music outdoors with outdoor speakers. It’s actually more considerate for the neighbours as you don’t need volumes up as loud to be able to hear it. Sightlines for children’s play

Spend money on quality fittings wherever you can. areas can be incorporated into your design early in the process. Separate spaces for children (no matter how old) can be a very valuable asset to living. Lighting is vital to enhancing a home’s natural features and ambience and don’t forget to install outdoor lighting, or cable it up even if you can’t afford the lights yet. Run speaker cable and computer cable throughout your house, even if you cannot afford to install computers and speakers – add them later! Ensure the materials you

build your home from are of good quality from reputable suppliers – from the framing you choose, to the cladding, electrical cabling and plumbing to glass, roofing and interior linings. Fittings can be changed out – you cannot change your framing. Spend money on quality fittings wherever you can. If you’re building, site levelling beforehand can be an excellent way of making the full use of your property – making space for entertaining areas, kid’s play areas or parking. Don’t be scared to move dirt around – it’s never cheaper than before things are built. Above all else, think about how you want to live in your new home and build it around your requirements, needs and desires – this is the ultimate benefit in building your own dream.

What do you want? What style of house – traditional or contemporary, Tuscan villa or modernist masterpiece? How do you live your life – lots of outdoor living or sheltered retreat? And if outdoor living, what amount of shading do you want and how
