I have dear friends and family members who live in Florida. After visiting them, as the plane circles over CVG, I find myself looking at the homes below and being amazed at how many splashes of blue I see from the swimming pools that are scattered across the landscape.

It seems as though the back yard is the area of our homes that has made the greatest transition in the last ten years. Outdoor living areas are evolving and defining how we spend our free time. This issue of Housetrends celebrates that new trend by showcasing open-air spaces that make kids—and the kid in all of us—jump for joy.

First, there’s our cover story—which calling it a pool would be quite the understatement. It’s a multi-level celebration of water, landscaping, relaxation and entertainment areas.

“Open Up and Say Ah!” is a color-packed feature focused on taking the party outside. We also bring you a selection of our favorite pools in “Summertime Blues,” and a great tropical landscape that might get you thinking a bit differently about your garden.

The promise of Housetrends is that every issue will be packed full of beautiful home and garden projects, so we have some great interior spaces as well: a striking downtown condo with million-dollar views; and tips for “repurposing” materials to bring a unique touch to your home in the form of flooring, kitchen tables, doors and more.

Grow, president and founder of DEI, Inc. (founded as Design, Equipment and Interiors), the Forest Park-based build/design company that fashions unconventional bank buildings, designed his own home for relaxation and entertainment.

Creating a home that feels couple-cozy and secluded at the same time spacious and accommodating for a crowd was a challenge. But Grow succeeded, mostly by applying what he knows about commercial and retail building design to the project while sticking to principles for a comfortable home laid down by Frank Lloyd Wright, whom Grow holds in high esteem.

“Wright served as the model for the design,” Grow said. “I admire how his spaces flow and how he integrated a house into its landscape.”

Contrasts and complements The house feels like a small resort hotel with the most luxurious amenities without losing sight of its down-home, serene qualities.

“Each level of the house has a unique look and feel,” Grow said. “But the spaces flow together comfortably.”

Grow’s design balances the indoors and outside areas, public and private spaces, and intimate and expansive dimensions.

The mass and scale of the building are echoed inside and out. Large, but welcom-

ing spaces and views dominate the exterior and the main living floors, while the upper-story observatory and deck offer a cozier intimacy as you look out across the surrounding countryside.

The exterior and interior contrast and complement each other, conveying a sense of gracious living at a relaxed pace in a human-scaled space. Even the extensive pool area—dominated by an irregularly shaped pool with a black bottom so you can’t see the depth—is subdivided into

functional areas that tame the large, open space by breaking it into a series of restful outside “rooms.”

Grow used materials to contrast the hardscape of stones, granite, bricks, and concrete against open sky, greenery, and blue water features. Natural materials like bamboo and rattan seating offer a counterweight to industrial concrete pavers and cut-stone stairs, too.

Hustle and flow Guests enter through a portico that establishes themes echoed elsewhere in the home’s appointments. A bronze stag imported from Germany stands guard over the driveway amid a planting of lawn, river birches, and hedges outlined with natural stone walls quarried in eastern Ohio. Similar plantings and stonework surround the backyard pool, waterfall, and lounge areas, where the steel sculpture “Sails” echoes the watery themes of the pool and patio compound.

Walls, terraces, and paved open expanses surrounded by greenery are repeated front and back for a sense of organization without feeling repetitious or redundant.

In all, the observant visitor will find 36 river birches, which anchor plantings of hostas, potted plants, and lush sweeps of green lawn. Large natural stones are integrated into cut-stone walls to break larger spaces into smaller ones and to provide focal points in the landscape.

The patio “playground” includes a

reflecting pool, waterfall, hot tub, and four seating areas for taking it easy when Grow and his partner, Joyce Wood, are at home alone or to break up larger conversation groups when Grow and Wood entertain more formally.

The 25-foot-long reflecting pond is visible through the windows of the kitchen and living room, visually tying the home’s interior to the outside landscaping and recreational zone. An 11-foot-high watercontinued >

fall that spills from the pond to the swimming pool was designed by a friend who is a Disney theme park designer, bringing the Disney sense of fun on a grand scale to Grow’s more modest back yard. The waterfall spills over into a hot tub in which LED lights sparkle, reflecting the water and sky themes.

Wined and dined Speaking of sparkle, Grow is especially proud of his 500-bottle wine cellar, so much so that he placed it behind glass walls and adjacent to the main dining room so that dinner guests can join him in it while he selects and decants a variety of bottles.

“I didn’t want to hide the wine away from the people who will enjoy it,” Grow said. “I also like to be able to talk to my guests while I’m handling the bottles before dinner, so it didn’t make sense to take the term ‘cellar’ literally.”

Grow favors West Coast wines, mostly from California or Washington. Having the wine closet at one’s elbow is handy for exploring with a guest or previewing wines before dinner.

Fundraisers for causes Grow supports often take place inside, starting in the “cook’s paradise” kitchen designed for entertaining while cooking for a crowd.

Guest celebrity chefs are invited to create mouth-watering and memorable sit-down dinners for select guests, and neither group crowds the other in the large, wellappointed kitchen and bar area.

On the lower level, a Las Vegas-style room opens onto the pool and patio “romper room,” but also includes a pool table, places for card games, and a theater room all designed for pampered pleasure when entertaining in the warm seasons.

In contrast, the observatory, with its dramatic views for miles in every direction, is the perfect spot for charming winter parties or solo stargazing.

Designed for gracious living The house is fully automated, with few light switches. An invisible sound system with central controls sets the mood from the front driveway to the back pool.

“My personal passion is contemporary design and open floor plans,” Grow said.

Decorating has been a joint affair with Wood who works in the travel industry, and throughout the years has picked up numerous artifacts on her sojourns, including an 85-year-old Turkish “endowment” rug that dominates in the observatory on a trip to Istanbul eight years ago.

This kick-off to summer is usually about as casual days spent poolside, boating on the lake or picnicking in the park.

Consider changing gears and hosting a formal lawn party with a theme such as the Indy 500 with its black and white checkered flag as the launching point for your table settings.

Go with the flow How about preparing a beverage or cocktail relevant to the party’s theme? Give it a funny name or have the color play into the theme. For example, a bright yellow “Caution Flag” made using a traditional lemon drop martini recipe.

Your china will survive and thrive in its new outdoor setting. Simple white plates are especially nice as a starting point— you can take the color and theme in almost any direction.

Best guess for guests When estimating for hors d’oeuvres, plan on 12 bites per hour per person. So for a three-hour party, you’ll need 36 appetizers per person—perhaps six each of six selections.

Celebrated the third Sunday of June, Father’s Day often means giving Dad some time to flop on a hammock or click the remote control to his heart’s content from his favorite chair. But the man has to eat at some point—so make the meal by adding a few fun touches.

Ties that bind Add a whimsical punch to the tablescape by placing a tie instead of a napkin beneath the silverware, perhaps placing Dad’s least favorites near the spillers in the family. Suggest all guests—even the women and children—wear a loosely knotted tie to dinner.

Float his boat Give dad an old-fashioned summer treat.

Fill a glass with orange soda, top the side of the glass with a big scoop of vanilla ice cream for an orange cream float treat that will take him back a few years.

Party Smarts Drawn to the flame: Use candles to light the night and add a touch of romance. Hurricane lanterns are perfect to keep the flame alive under breezy conditions and in a clever grouping they can double as centerpieces.

Feeling hot, hot, not: If you have electricity outside, plug in a portable oscillating fan or two to keep guests cool and to help keep bugs at bay.

The kids are all right: If young ones will be a part of the festivities, plan creative ways to keep them entertained. A table just for the kids is a good idea; cover it with white butcher paper and have crayons available so they can draw to their hearts’ content.

Traveling southbound on Interstate 71, parallel with the city, drivers enter the Lytle Tunnel to travel underneath Lytle Park.

The Procter & Gamble complex is off to the right and the hills of Mt. Adams are off to the left. And in between, appearing to balance on top of the tunnel, sits the condo of Jennifer Day. F It seems fitting her home is nestled between the hustle and bustle of downtown and the relaxing atmosphere of Mt. Adams, because the condo itself has become a middle ground between Day’s fast-paced life in California and her quiet upbringing on a farm in rural Ohio.

The palatial penthouse unit has three bedrooms, an open floor plan and million-dollar views. Yet, there is a sense of warmth, familiarity and coziness that Day attributes to the collections found throughout her home.

Eye for design “I come from the opposite of this,” Day says of her early years growing up on a farm.

“But I always had an eye for design. My mom would come home and the house would look totally different. I loved rearranging things.”

Day took her design intuition to the University of Cincinnati’s College of Design, Architecture, Art and Planning where she studied interior design. As much as she enjoyed her career in design, she transitioned into the marketing sector. The ’96 Olympics took her to Atlanta for work, and from there she moved to California to the mega center of the hightech boom in Silicon Valley.

In 2008, on a trip home to visit family, Day decided she was ready to move back to Ohio. “I picked up a Cincinnati Magazine, and on the plane ride back to California I decided I was moving.”

Much of the initial house hunting happened over the Internet. After a few failed attempts at different properties, she stumbled upon her home. “It needed a lot of tweaking,” Day says of her initial visit to her condo. “But the foundation was all here, and I knew what I wanted to do.”

Evolution of style While her style continues to evolve, her taste has always been eclectic with modern, clean lines. “I have a lot of the same pieces I had in California—but they look completely different in this space. This condo allows for a little more drama.”

The two favorite rooms in her home are actually the smallest—the lounge and dressing room.

The lounge, located between the dining room and guest bedroom, is a great place to read and watch television while enjoying the amazing views from a high-top table nestled next to the expansive windows. This space is also very functional for entertaining. The television retracts down into a custom-made buffet, which can be set as either a bar or a dessert station. The high-top table provides additional seating for guests, and two comfy chairs create a conversation area for guests.

The dressing room is another spot where friends like to hang out. The fainting bed is a focal point of the space. Day vividly remembers the bed from her family farm.

The top folds open, and she remembers sleeping on the mattress hidden inside.

She had the piece reupholstered to match her current decor, but it still holds fond memories.

Behind the look Day’s home is full of unique pieces and creative design elements. It’s like a Design 101 classroom, and she was gracious enough to share some tips:

to the lounge where the room is full of furniture and the shelves are full of collections.

“This design style gives the eye a break when it needs a break, but it also provides comfort when you need comfort,” Day explains. “My bookshelves tend to be full, so I usually keep the space around my bookshelves pretty minimal.”

“I always liked opening a cabinet and seeing what was inside,” Day explains. “So, I thought, ‘Why not use it to break up the darkness of cabinetry?’”

Her grandmother’s punch cups are visible through glass cabinet doors in the kitchen. Master bathroom shelves display another bottle collection.

Keep things functional

Whether you enjoy pottery or art, Day recommends saving money to splurge on the real thing.

“When I was in my twenties, I told myself I wasn’t going to have anything on my walls until I could afford the real thing,” she explains. “My walls were bare for a long time. When I was thirty, I finally bought my first piece.”

The first big art purchase was Venus. “I was sitting at a red light outside Malton Art Gallery, and I saw her through the window,” she explains. “I knew I had to have her.”

This principle came into play while Day was redesigning the fireplace in her living room. She wanted the fireplace to be vertical to bring drama and height to the space, but she also wanted to create a sitting area beside the fireplace. The seat needed to be just the right height so people could enjoy the view yet allow space underneath the seat for storage.

“I mocked everything out in cardboard to make sure it was perfect before it was built,” Day says.

Surround yourself with things you love For Day, these are collections of bottles and buttons, family photos, trinket boxes and her father’s trumpet found on the shelves in her office—the place she spends most of her time.

Now that she lives in Cincinnati, she works from home for a California-based company. The space is inviting with a sofa flanked by matching bookcases. The shelves of these bookcases hold childhood treasures—including a collection of bottles.

Day suggests putting knickknacks in bottles for display instead of leaving them empty. She has her grandmother’s buttons, her dad’s marbles and shells from her brother’s wedding carefully nestled inside her bottle collection.

These stores help us to save memories and to avoid waste.

A patron usually has one of three different general ideas for their treasure. One, they will reuse the item as it was originally designed such as a bathroom sink relocated to a new home. Secondly, the item could be generally used in the same way, but located creatively such as older kitchen cabinets used for a laundry room. Thirdly, purchased items can be used for completely unique purposes such as an old door used for a table top.

Store owners receive donations or arrange special purchases from people that own buildings that are either renovated or demolished. In fact, these store owners are a type of hero that goes into areas where building materials would normally be sent to the landfill and they gather it all up and take it back to their store to clean and organize so that it can be purchased often for only a fraction of its original price. The variety of acquired materials ranges from basic architectural supplies such as over-ordered items to vintage light fixtures, decorative banisters, and century-old oak wood trim. On one hand, excessive building supplies are reused rather than wasted. On the other hand, special architectural features and history are preserved. “You can look at some of our items and recognize that we are keeping the city’s history alive,” says Lisa Doxsee, communications manager of Building Value in Cincinnati, Ohio.

Unpredictability must be seen as an opportunity more than as a challenge.

“Often times, the items are ‘project starters,’” says Doxsee. Items move quickly, so your project ideas must be flexible. Some of the most common challenges include finding items that are the correct size for their intended repurposed locations and functions. For example, if a homeowner plans to purchase a vintage sink for their bathroom remodel, it may take several weeks before finding the sink that has the desired style and the specific size needed.

Sometimes traveling from store to store or making a trip to another city is needed if you do not have a time constraint. In this case, flexibility and planning ahead are key strategies for a repurposing project.

It is so much easier to purchase a new coffee table from a furniture store rather than to make enormous efforts creating a coffee table out of unusual sorts of salvaged materials. There are advantages, however, and rewards for ingenuity and hard work. For a college student, the repurposed coffee table may better fit their budget. For the artist, the coffee table will engender a dearness that comes only from building a vision. For the eco-savvy homeowner, repurposing is one of the most enjoyable ways to improve the environment by diverting waste from the landfill.

Aside from frequenting a repurposing store for a home project, store owners have noted high school students come to find supplies for theatrical settings, artists find reclaimed materials for sculptures, jewelry, and furniture, and entrepreneurs such as restaurant-owners find the unique items they need to create a fun and swanky interior design.

Resources such as magazines and blogs are useful for the creative repurposing homeowner. If inspiration comes easy, but fulfilling the inspiration is a challenge, there are contractors and specialized furniture companies that can construct the project. “We have posted photographs of ideas that our patrons have shared with us to help shoppers come up with their own ideas,” says Chris Sauer, owner of Columbus Architectural Salvage.

Employees and store owners are also great resources for the patron who needs guidance with creativity, inspiration, and/or the realization of the project.

Some extreme designers have taken repurposing to another level by renovating an entire kitchen by using all salvaged and reclaimed materials. In this case, mixing up materials is a key design element.

It would also take careful thinking and purchasing so that the project’s materials are all purchased in advance before beginning construction. Take care to recognize personal dangers such as lead paints that

may coat many of the best items in the store.

No matter how large or small the project, there is great satisfaction to be found when saving waste and creativity meet.

furnishingtrends Whether or not you plan to use materials from a reuse store, it would be of great value to think about donating your items because, “Deconstruction is simply the right thing to do. It creates jobs, it reduces the amount of waste going to our landfills, it saves valuable natural resources and it preserves architectural antiques that are abundant in historical buildings,” says Jerry Janszen, director of Building Value in Cincinnati.

Below is some information shared by Lisa Doxsee from The Deconstruction Institute website: The deconstruction of a typical 2,000-square-foot wood frame home can yield 6,000 board feet of reusable lumber. This is equivalent to 33 mature trees, or the yearly output of 10 acres of planted pine.

The average American home (2,000 square feet), if demolished, would produce about 10,000 cubic feet of debris.

Deconstruction is more labor intensive than demolition. Consequently, more time and money is spent on hand labor than on the operation of heavy equipment.

Building Value’s job training program creates well-paid, entry-level jobs for the construction trades.

The average single family home contains 5,174 pounds of steel and 1,830 pounds of plastics. Net green house gas reduction from recycling this material is 2,956 pounds, a benefit equivalent to the annual CO2 absorption of 114 trees.

Each year the United States buries about 33 million tons of wood related construction and demolition debris in our landfills. As anaerobic microorganisms decompose this wood, it will release about 5 million tons of carbon equivalent in the form of methane gas. This is equivalent to the yearly emissions of 3,736,000 passenger cars.

Every ton of wood that is reused avoids the creation of 60 pounds of green house gases that would have been created to harvest and mill new lumber.

History of Pinecroft: One of the Queen City’s most beloved historic treasures, Pinecroft was the estate of famed inventor, industrialist and entrepreneur Powel Crosley, “Cincinnati’s Thomas Edison.” Crosley lived in the house until his death in 1961. In 1963, the property was sold to the Franciscan Sisters of the Poor, who used the house as a convent and sold 40 acres, leaving 73. In 1969 St. Francis Hospital bought the property and two years later built Providence Hospital, which eventually was renamed Mercy Hospitals West. In 2011 Mercy Health donated the house and 17 acres to Cincinnati Preservation Association.

Pinecroft was listed in the National Register of Historic Places in 2008 for its historic and architectural significance.

About the house: Built in 1928 in the Tudor Revival style, Pinecroft was designed by nationally significant architect James Dwight Baum.

Typical of the style are the picturesque, multi-gabled asymmetrical massing, masonry and half-timbered walls, undulating tile shingle roof, crenellated tower, Tudor-arched openings, and grouped diamond-pane casement windows. This grand residence includes 13,500 square feet, stands 145 feet long, and cost approximately $750,000 to build in 1920s dollars.

Well cared for since it was built, the house retains many wonderful interior features including grand fireplaces, paneling and plaster decoration.

The formal rooms and Mr. Crosley’s bedroom feature massive stone fireplaces and carved white oak paneling with linenfold and other designs, most of the doors throughout the house are six-pane solid oak doors. The walls and ceilings are plaster; some of the ceilings have decorative plaster moldings in the Elizabethan mode.

Hardware, such as door handles and hinges, was supplied by Samuel Yellin (18851940), America’s master iron craftsman of the twentieth century.1 The leaded glass casements, many with delicately tinted

glass, bear crests of the State of Ohio and the University of Cincinnati. The bathrooms include colorful tile—each in a different color scheme—by the Cincinnatibased Wheatley Tile and Pottery Company, and Crane fixtures chosen to harmonize with the tile.

Features of the interior: The stair hall features heavy timbers salvaged from old barns. The ceiling has exposed wood beams with woven fabric in between. A square stone plaque set in the floor beside the stair reads: “PC, Thys House was built in the yere of owre Lord MCMXXVII.” Beyond the stair hall is an octagonal breakfast room in the base of the tower. It has two built-in wood cabinets with elaborately carved doors, and a stone floor.

Beside it is the dining room, with oak paneling, window seats, exposed, carved ceiling beams and a handsome fireplace with foliate carving, engaged colonettes, and stone Tudor-arched firebox.

A hallway or “cloister” runs south along the front of the house. It features paired casement windows and oak paneled walls.

The arched ceiling is covered with molded plaster ornamentation in the Elizabethan style.

Double doors open to the richly ornamented living room, which is 33 feet long. Focal point of the room is a stone mantelpiece surmounted by molded plaster ornament. The room features oak paneling, exposed ceiling beams, artistic metal wall sconces, and an arched alcove with stone voussoirs.

At the end of the hall is the library, with oak-paneled walls, bookcases, stone fireplace, and arched casements with window seats. Windows on both sides fill the room with light.

Upstairs, the master bedroom features a prominent fireplace and oak paneling with linen-fold detailing. Behind the paneling were concealed cabinets, three for guns and one for books. There is a walk-in closet with built-in chest of drawers and a bathroom with black and gold tile.

The servants’ wing contains two bedrooms, a bathroom, a linen closet and the back stairway to the kitchen below.

A stone staircase winds from the stair hall to the basement, which features a wine cellar and Crosley’s trophy room.

About the estate: The Pinecroft estate originally included 113 acres, with a working farm, eight outbuildings, and a second residence. The property retains 17 acres and five historic structures/outbuildings: the entrance gateway (1928), small garage (1928), potting house/craft cottage (1928), service garage (1929) and Martha Page Crosley Kess House (1937—not part of tour). The house overlooks a five-acre pond, with an open lawn and allee of chestnut trees to the west.

About the restoration: Because Pinecroft was so well cared for by Mercy Health, the house needs little restoration. Fluorescent hanging light fixtures, installed when the house was converted to offices, have been removed, to be replaced

After being seduced by a bougainvillea vine more than 10 years ago at a friend’s home on a Caribbean island, Freeman Martin has been susceptible to tropical fever ever since. F “I admired his beautiful plants and I took a cutting from one,” says Freeman, and the rest is history. F Indeed, one of the fastest ways to take your landscape to another world is with tropical plants. Not only do tropicals grow quickly, their large, unusual leaves and brilliant—sometimes gaudy—flowers thrive in hot weather, earning them high marks for a season-long performance in the garden.

“They bring to the landscape a lot of color, actually, great color and textures,” says Freeman, who with his wife, Libby, garden on an average suburban plot in central Indiana.

But there’s nothing average about the Martins’ garden, which is rich with Canna, elephant ears (Colocasias and Alocasia), bananas (Musa) and the fragrant angel’s trumpet (Brugmansia). “At night, it feels like you are in a jungle.

The plants transform you,” says Freeman.

Freeman credits Irvin Etienne, horticultural display coordinator at the Indianapolis Museum of Art and wellknown lover of all things tropical, for his plants’ survival.

“But then, I was into gaudy long before everyone else was,” said Etienne, who has been tending the Martins’ garden for 10 years. “There’s nothing besides tropicals that give you color, foliage and character. And they are very easy,” he says.

Cannas like full sun to part shade.

They do well in pots or in the landscape and can be used around the edges of ponds or water gardens.

Consider placing cannas where their foliage is backlit by the sun for an even more dramatic effect.

Pineapple lily (Eucomis) has an extremely long-lasting, slightly fragrant flower that resembles its name. Can handle full sun to part shade. Attracts tiny, non-stinging wasps that are beneficial insects.

The species is greenish white.

Each gets 15 to 20 inches tall.

Gloriosa lily (Gloriosa rothschildiana) is the climber in the family, reaching four to six feet tall, sporting large flowers that are pink or orange. It blooms from mid- to late summer into fall. Does best in full sun to part shade. All parts of the plant are poisonous.

Layering plants and color tiers create a very complex design. Tropicals are a way to introduce big plants without overwhelming a small yard. People want to escape the stresses of their daily life, but they want to do it in their own back yards. “Tropicals satisfy that something.

Sometimes you just want to get away by going nowhere,” she says.

won’t freeze or sprout. In spring, pot them up indoors to transplant outdoors when all danger of frost has passed. Or, you can plant them directly outdoors in late May or early June.

Tropical plants are easy to winter over, too, even without a greenhouse, says Etienne.

Once the plants have been felled by a light frost, “throw them in the basement and allow them to go dormant.” Many gardeners grow tropicals in pots, which

makes Etienne’s method quick and easy in the fall. You just move the plants, pots and all, to the basement. Of course, the plants and pots can be stored anywhere that’s not so cold they will freeze or so warm that they’ll sprout. Once dormant, remove the tops of the plants or wait until next spring to cut them off.

Many gardeners hold off watering tropical plants when they are dormant. In spring, pull them from the basement, start watering them, fertilize and repot as needed and reintroduce them to bright light, eventually moving them outdoors when all danger of frost has passed.

For gardeners who plant their tropical plants right in the soil, cut back the tops and dig them before a hard freeze and wash off any soil. When they have dried, store them in a cool dry place where they
