ore than 2 million Americans are living with a type of irregular heartbeat called atrial fibrillation (AFib), including the husband of award-winning actress Susan Lucci. People living with AFib have a nearly five times greater risk of stroke than those without the condition. Lucci and her husband, Helmut Huber, are now working to educate America about the condition through a national program called Facing AFib, Get Serious About Stroke(TM). The couple is encouraging others to join them in taking the Facing AFib Pledge to learn more about AFib, understand how the condition affects their health or the health of a loved one and discuss ways to reduce AFib-related stroke with a doctor. Since Huber was diagnosed with AFib more than a decade ago, the couple has been working with his doctor as a team to manage his condition and reduce his risk of stroke. “When I found out that the leading man in my life had AFib, I made a pledge to learn everything I could to understand the condition and to work with his doctor to manage it,” says Lucci. “We’re encouraging those touched by AFib to take steps to reduce the risk of stroke by consulting their doctors and visiting FacingAFib.com. We hope others will join us by taking the Facing AFib Pledge and getting serious about stroke today.” Atrial fibrillation is a potentially serious condition where the heart beats abnormal-

ly, which can result in the formation of blood clots. These blood clots can travel from the heart to the brain, where they can lead to a stroke. Strokes associated with AFib can be about twice as likely to be fatal or severely disabling as other types of stroke. But, the good news is this risk can be significantly reduced. “It’s important for AFib patients and loved ones to work with a doctor to develop a treatment plan that’s right for them,” says Dr. David Willis, Ocala West Family Medicine PA, Ocala, Fla. “I encourage anyone with AFib to speak with their doctor about their personal risk of stroke and ways to reduce that risk.” Patients and their loved ones can visit FacingAFib.com to take the pledge and join the AFib community to get serious about stroke. Food For Your Joints Every part of your body requires proper nutrition to maintain good health. Your joints are no exception. What you eat can not only help maintain joint health, but also may improve inflamed and painful joints and muscles. Most people know that foods that are high in cholesterol or contain saturated fats are bad for your heart. But do you know that certain foods can be pro-inflammatory and bad for your joints? The good news is that many foods can be anti-inflammatory and improve joint pain and swelling. So who are the bad food guys? We can divide these foods into two categories: unfavorable fats and unkind carbs. Unfavorable fats include any fats that are solid at room temperature. The list includes saturated fats, such as those you find in meats, dairy products, and some vegetable oils, such as palm and coconut. It also means trans fats (trans fatty acids), which are unsaturated fats with hydrogen adds. The problem with all of these fats is not so much that they’re inherently “bad”, but that they contain two types of inflammatory

fatty acids, called omega-6’s (particularly one called arachidonic acid, which plays a major role in arthritis) and omega 9’s. We generally eat far too many omega-6’s and omega-9’s.

Unkind carbs are those that cause the volume of glucose in your blood to rise way too fast and way too high. Just stay away from: processed sugars, processed grains, and processed cereals. Most ‘white’ foods, such as milled flour, pasta, and white rice, fall into one of these categories. Unfortunately, potatoes are also on the list of unkind carbs, even if they’re not processed. So is corn.

Here are some excellent sources of omega-3’s: Cold water, oily fish (wild salmon, cod, tuna, trout, mackeral, herring, sardines, halibut), flax seeds (ground into meal) and flax seed oil. Other sources include walnuts and walnut oil, canola oil (rapeseed oil), pumpkin seeds and pumpkin seed oil, free-range chicken, free-range beef, broccoli, pinto, navy beans, kidney beans, chia, purslane, and Lingonberry.

Which ones are the favorable fats? These fats contain omega-3 fatty acids. These acids produce a powerful anti-inflammatory action in the body. Not only can they help you control the pain and progression of your arthritis, but some scientific studies have suggested they may also help keep your heart healthy by suppressing inflammation and blood clotting in your blood vessels, reducing your cholesterol levels, lowering your blood pressure, slowing the growth of fat deposits on your artery walls, and

Small Publisher Targets Big Senior Citizen Book Market

n average, 7,000 U.S. citizens turn 55 each day. “The already large senior book market is getting bigger every day,” said David Peterka, author and founder of The Senior Sleuth Guides. “It seemed odd that there weren’t already more books written specifically for senior citizens. We plan to fill that void with our titles.” Conifer Books, publisher of The Senior Sleuth Guides, plans to release 55 new senior titles in the next five years. The first title, The Senior Sleuth’s Guide to Technology for Seniors, was released in 2009. “I admit that the 55 book target is a bit of a gimmick,” Peterka said, referring to the 55-year entry age into the senior demographic. “We’re a small publishing company, so that’s an aggressive goal for us. But we’re committed to that number as a minimum target. If sales go really well, we’ll expand our titles into even more senior subjects.” Conifer Books was established in 2009 in the midst of the economic recession. “We’re not as brave, or as foolish, as that makes us sound,” Peterka said. “Advances in print and distribution technologies have really democratized the publishing business. You can launch a new book on a national or even international stage for a relatively small investment. The key is to publish a good book. s the 21st century moves forward, it is a well-accepted fact that as longevity expands and baby boomers age, the proportion of the population age 65 and older will continue to rise to levels never seen before. Although overall health for baby boomers and seniors is better than in previous decades, these populations are still at risk of loss of independent function due to inactivity or leading a sedentary lifestyle. A large body of literature has accumulated about the benefits of exercise to maintain function in older adults. Of special interest is evidence that muscle-strengthening exercises can reduce the risk of falling and fracturing bones, and can improve the ability to live independently. Regular exercise aids in the prevention and treatment of diseases. Exercise also reduces complications from diabetes and heart diseases, and has also been shown to lower systolic blood pressure. The appropriate recommendation for physical activity for older adults is a goal of 30 minutes of moderate-intensity activity 5 days per week (i.e. gardening for 30-45 minutes or walking 1.5 miles in 35 minutes). However, data also shows meaningful health benefits and health care cost savings even for those who exercise at levels less than 30 minutes/day. It is imperative that you have a medical evaluation by your physical therapist or physician before initiating any change in your physical activity program. Physical activity includes several different components: aerobic activity, strength training, balance training, and stretching. It is recommended that aerobic activity be performed for 30 minutes most days of the week. Aerobic activity should initially be for a short duration and may be as simple as walking within the home. The goal is to progress to longer durations at faster speeds (ie speed walking around a track or bicycle

riding). Strength training should occur at a frequency of two to three times per week and may use hand/ankle weights, resistance bands, or no weights at all. Benefit may be seen initially with 2 sets of 10 repetitions. If tolerated, a third set may be performed after a brief rest period. The goal of strength training is to fatigue the muscle; never to cause pain! Exercises, such as Tai Chi, yoga, and Pilates, help to improve balance, strength, coordination and endurance. All of these exercise techniques compliment one another and help to reduce your risk of falls in addition to making you feel more stable when standing/walking on uneven terrain. Stretching exercises help to improve flexibility and should be performed at least 3 days per week, while holding each stretch for a count of 30 seconds, 2 repetitions. As we age, the muscles in the front of our bodies get tight, pulling our heads forward, while the muscles in our back weaken. This muscle imbalance leads to poor posture and may actually result in a physical functional decline. This in turn can lead to: difficulty getting up from low surfaces or chairs without arms; trouble climbing stairs; chronic aches and pains (i.e. trigger points or “knots” in the muscles); or can even prevent vital organs from effectively functioning (i.e. expansion of the lungs). By increasing your postural awareness you will see: improved balance and less falls, increased strength and endurance, improved golf game, and increased time spent with your family. he Home Equity Conversion Mortgage (HECM) is FHA’s reverse mortgage program which enables you to withdraw some of the equity in your home. You choose how you want to withdraw your funds, whether in a fixed monthly amount or a line of credit or a combination of both. You can also use a HECM to purchase a primary residence if you are able to use cash on hand to pay the difference between the HECM proceeds and the sales price plus closing costs for the property you are purchasing. HECM counselors will discuss program eligibility requirements, financial implications and alternatives to obtaining a HECM. They will also discuss provisions for the mortgage becoming due and payable. Upon the completion of HECM counseling, you should be able to make an independent, informed decision of whether this product will meet your needs. If you are a homeowner age 62 or older and have paid off your mortgage or have only a small mortgage balance remaining, and are currently living in the home, you are eligible to participate in FHA’s reverse mortgage program. The program allows you to borrow against the equity in your home. You can select from five payment plans: • Tenure - equal monthly payments as long as at least one borrower lives and continues to occupy the property as a principal residence. • Term - equal monthly payments for a fixed period of months selected. • Line of Credit - unscheduled payments or in installments, at times and in an amount of your choosing until the line of credit is exhausted. • Modified Tenure - combination of line of credit plus scheduled monthly payments for as long as you remain in the home. • Modified Term - combination of line of credit plus monthly payments for a fixed period of months selected by the borrower. You can change your payment options for a fee of $20. Unlike ordinary home equity loans, a FHA reverse mortgage HECM does not require repayment as long as the home is your principal residence and the obligations of the mortgage are met. Lenders recover their principal, plus interest, when the home is sold. The remaining value of the home goes to you or your heirs. If the sales proceeds are insufficient to pay the amount owed, FHA will pay the lender the amount of the shortfall. FHA collects an insurance premium from all borrowers to provide this coverage. The amount you can borrow depends on: • Age of the youngest borrower • Current interest rate • Lesser of the appraised value of your home, the HECM FHA mortgage limit for your area or the sales price • The initial Mortgage Insurance Premium (MIP) option you choose (2% HECM Standard option or .01% HECM Saver option). You can borrow more with the HECM Standard option. Also, the more valuable your home is, the older you are, and the lower the interest rate, the more you can borrow. If there is more than one borrower, the age of the youngest borrower is used to determine the amount you can borrow. For an estimate of HECM cash benefits, go to HECM Home Page and select an online calculator. There is no limit on the value of homes qualifying for a HECM. The value of your home will be determined by an appraisal. However, the amount that you may borrow is derived from the lower of the appraised value, sales price or the FHA HECM mortgage limit of $625,500. You are charged an upfront insurance premium of 2 percent of the maximum claim amount for HECM Standard and .01 percent for the HECM Saver. In addition, you will have an annual mortgage insurance premium of 1.25%.

HECM Costs

You can pay for most of the costs of a HECM by financing them and having them paid from the proceeds of the loan. Financing the costs means that you do not have to pay for them out of your pocket. On the other hand, financing the costs reduces the net loan amount available to you. The HECM loan includes several fees, including an origination fee, closing costs, mortgage insurance premium, interest and servicing fees.

Origination Fee

You will pay an origination fee to compensate the lender for processing your HECM loan. A lender can charge a HECM origination fee up to $2,500 if your home is valued at less than $125,000. If your home is valued at more than $125,000 lenders can charge 2% of the first $200,000 of your home’s value plus 1% of the amount over $200,000. HECM origination fees are capped at $6,000.

Closing Costs

Closing costs from third parties can include an appraisal, title search and insurance, surveys, inspections, recording fees, mortgage taxes, credit checks and other fees.

Mortgage Insurance Premium (MIP)

You will incur a cost for FHA HECM insurance. You can finance the mortgage insurance premium (MIP) as part of your loan. You will be charged an initial MIP at closing, which is either 2% (HECM Standard) or .01% (HECM Saver) of the lesser of the appraised value of your home, the FHA HECM mortgage limit for your area or the sales price. Over the life of the loan, you will also be charged an annual MIP that equals 1.25% of the mortgage balance. The HECM insurance guarantees that you will receive expected loan advances. The insurance also guarantees that, if you or your heirs sell your home to repay the loan, your total debt can never be greater than the value of your home.

Servicing Fee

Lenders or their agents provide servicing throughout the life of the HECM. Servicing includes sending you account statements, disbursing loan proceeds and making certain that you keep up with loan requirements such as paying taxes and insurance. HECM lenders may charge a monthly servicing fee of no more than $30 if the loan has an annually adjusting interest rate and $35 if the interest rate adjusts monthly. At loan origination, HECM lenders set aside the servicing fee and deduct the fee from your available funds. Each month the monthly servicing fee is added to your loan balance.

Interest Rate

HECM borrowers can choose an adjustable interest rate or a fixed rate. If you choose an adjustable interest rate, you may choose to have the interest rate adjust monthly or annually. Lenders may not adjust annually adjusted HECMs by more than 2 percentage points per year and not by more than 5 total percentage points over the life of the loan. FHA does not require interest rate caps on monthly adjusted HECMs.

Repaying a HECM

A HECM loan must be repaid in full when you die or sell the home. The loan also becomes due and payable if: • You do not pay property taxes or hazard insurance or violate other obligations. • You permanently move to a new principal residence. • You, or the last borrower, fail to live in the home for 12 months in a row. An example of this situation would be if you (or the last borrower) were to have a 12month or longer stay in a nursing home. • You allow the property to deteriorate and do not make necessary repairs.
